Started up and managed a new business operation that within six months was generating monthly income of over $300,000. This was a significant challenge that required overcoming obstacles in the following categories: systems development, reporting, legal, procedural, cultural, marketing, staffing, and facilities. Accomplishments:• Designed and supervised the creation and implementation of a web based application to manage workflow and provide critical reporting.• Initiated and collaborated with the IT and Accounting departments on a project to manage reconciliation of closed transactions thereby eliminating a source of revenue leakage.• Initiated and collaborated with Legal and IT departments to develop compliance procedures and reporting metrics. This averted and corrected significant compliance risk exposure that existed in several areas.• Identified significant loss potential associated with prepayment penalties. Spearheaded a project with IT and Loan Service departments that developed a systems and procedures to eliminate the $1 million per month risk.• Utilized knowledge of existing data sources to specify the creation of reports that merged data from as many as five separate systems to create the custom detailed reports we needed. • Hired professional, support and other staff. Started up and managed centralized loan fulfillment departments to facilitate the company’s goals of expanding operations in the Northeast and Mid-Atlantic regions.Achievements:• Achieved previously unattained efficiencies through the implementation of the custom SQL based workflow and reporting system developed during a previous assignment (1996-1999 see below).• Created a custom reporting application to replace existing mainframe based reporting. The application utilized data from our workflow system and other relational data sources. The custom reports generated gave us unprecedented insight into our business and formed the basis of all management activities.• Collaborated with the appraisal department to create custom reports and processes that improved communication between the two departments, and increased overall efficiency by eliminating errors and streamlining the workflow.• Managed through two major loan origination systems changes during times of peak volume with little impact on customer service.• Established and ran an underwriting and processing training school that serviced the entire Northeast area. Trained over 200 staff.• Hired professional, support and other staff. Directly supervised more than 50 employees.• Managed all facilities issues including; space planning, moves, lease management, and IT coordination.

Started up a department that underwrote, quality-controlled and sold mortgages on the private secondary market.Achievements:• Developed and created a SQL based workflow and tracking system to manage the key department functions of: physical inventory of original notes and security instruments, file shipping and receiving, quality control, investor sales and staff bonus payout. This system improved efficiency dramatically and greatly helped to manage the risk associated with having original signed loan documents on hand.• Supervised Underwriting and QC staff. • Negotiated with investors in the loan sale process.

Worked to establish the first centralized processing and underwriting department in the company based solely on imaging technology.Achievements:• Collaborated with the IT and Facilities departments in specifying the physical department setup utilizing my experience as the company’s first “Imaging Underwriter”.• Managed the creation of a SQL based workflow and reporting system that was used to handle the key business functions of the Underwriting group. This gave management unprecedented accountability and control over turnaround times, work allocation, prioritization, and work in progress.• Developed methodologies and procedures for underwriting loan files using the imaging technology that were adopted company-wide.• Supervised and hired department staff.
