About Richard Devlin
After 25 years in the industry, it is the day-to-day diversity of working in property management, together with my inquisitive and results-focused outlook, that keep me engaged and challenged. You can plan to do one thing and end up doing the exactly the opposite: no two days are ever the same. As a Precinct General Manager I appreciate the autonomy I have to run a business within a business. This is an industry that creates opportunities for people, as I know well. Having started as maintenance manager, I have run some of Victoria’s biggest assets and have been involved in completed one of the country’s largest property developments (worth over $460 million). Since leaving Vicinity I have spent time working with both JLL and CBRE and fully enjoy working with clients to achieve results in line with all stakeholder expectations.There is great satisfaction in sharing my experience, knowledge and passion for the industry with others in my team and the company as a whole. As a leader I love helping my team develop and encouraging each member to reach their own career goals. I approach my role as mentor and teacher with great passion, promoting team work and a good work ethic first and foremost. I took on the role at the Glen, as the centre was involved in the merger between Federation and Novion and commencing a $460-million refit that involved a complete makeover. Having been involved in other similar developments, I knew that I loved the dynamics of, and challenges associated with, such projects. My role was initially to assist in the integration of the centres while gearing up for the pending redevelopment. As part of the merger, all processes and systems at The Glen had to be updated to ensure that statutory requirements were met and that the centre was prepared for the redevelopment. Once new systems and people were in place, we worked to create a high-performing culture in which teams and individuals could deliver under pressure. I am proud to say that we achieved this and successfully completed the highly complex first stage of the project while maintaining team morale and meeting all stakeholder expectations. To be part of the merger of two of Australia’s largest shopping centre landlords into the entity we now know as Vicinity was a once-in-a-career experience. Based at a regional centre and overseeing other centres, I assisted Centre Managers, set direction and managed centre activities, in particular the functions of retail communications and support, marketing, operations and administration. Centre Manager Colonial First State Global Asset ManagementThis was my first role as a Centre Manager and saw me managing the Bayside Shopping Centre in Frankston. With more than 265 tenants, strong relationship management with both external and internal parties was essential. I managed a team of 23 direct employees as well as a large network of service providers to ensure the smooth day-to-day operations of the shopping centre. I oversaw several redevelopments, including a $40-million upgrade to the common space on 2011, and $120 million extension in 2006 and the addition of an entertainment precinct of $40 mill in 2004. More than $200 million was spent on improvements while I was in this role. During my time at Bayside I forged extremely strong relationships with Victoria Police, local council, the Frankston Business Chamber and other community bodies to help make us an integral part of the community. The diversity of the role’s requirements and the involvement of so many stakeholders made this a dynamic and challenging position, which was a large part of what I relished about it.
