Senior Manager Of Real Estate And FacilitiesTenerity Oct 2018 - PresentAt the height of the real estate portfolio, I managed 12 locations totaling over 700K sq. ft. of office space in 12 states. Responsible for a staff of 18 employees in facility supervision, physical security, mailroom, copy center, cafeteria, cleaning, grounds keeping and maintenance of vital building systems. Managed multiple site budgets totaling over $12 million.Since 2018, I have been instrumental in right-sizing the company’s North American real estate portfolio during a very fluid business environment. I have built-out 4 new offices totaling 74,000 sq. ft. of space while closing 10 offices totaling 473,000 sq. ft. I have been involved in moving the portfolio from a primarily conventional real estate portfolio to a primarily managed services portfolio. Some accomplishments during this time period included managing the build-out and move into an 18,200 sq. ft. office in Eden Prairie, MN. Closed offices in St. Louis, MO; Boise, ID; and San Carlos, CA. Identified and implemented cost savings of $941K, cost avoidance of over $309K and realized a positive EBITDA impact of over $769K in my first three years. In 2023 I managed the build-out and move into a new 27,000 sq. ft. corporate headquarters in Norwalk, CT and closed our former 140,000 sq. ft. headquarters. Performed the facility closure for $250,000 less than budgeted. The move from our former headquarters equated to a $3.5 million annual upside to the company in rent savings alone. I navigated through rising construction costs to avoid nearly $900K of additional costs in the build-out of the new office in Norwalk. -
Supervisor Of Real Estate And FacilitiesTenerity May 2002 - Oct 2018Managed a three building, 165,000 sq. ft. corporate campus in Trumbull, CT which accommodated over 500 employees and contained a 10,000 sq. ft. data center, a 31,000 sq. ft. building in Wakefield, MA, a 4,200 sq. ft. building in San Carlos, CA and assisted in the managing of the corporate headquarters in Stamford, CT, a 140,000 sq. ft. office building which housed 425 employees. I was responsible for physical security, mailroom, copy center, cafeteria, cleaning, grounds keeping, maintenance of vital building and data center systems such as electrical, plumbing, fire suppression systems, multiple generators and UPS’s, vendor management and contracts. Managed the relationship with 5 outsource vendors comprising 25 onsite contract employees and the annual maintenance budget. Involved in 20+ client audits annually and quarterly Sarbanes Oxley auditing. Managed the facility asset inventory program for the company’s 5 domestic sites. Site coordinator for the company’s Business Continuity Plan/Disaster Recovery and Emergency Response Team. Responsible for developing and maintaining policies and procedures. Managed the Employee Activity Committee. Some accomplishments in this role were the installation of an 800 kW generator and 450 kVA UPS system. The upgraded of five 20 ton Liebert AC units in our data center. The renovation of a 3 story front lobby and 6 bathrooms. The replacement and upgrade of the building electrical transformer. The purchase and implementation of a company-wide asset inventory program for Sarbanes Oxley compliance. The development and implementation of a company-wide visitor laptop sign-in policy. Managing a 30,000 sq. ft. building renovation and the consolidation from 129,000 sq. ft. of office space down to 65,000 sq. ft. which involved coordinating and executing the relocation of approximately 250 employees. Managed the exiting and closing of a 145,000 sq. ft. building in Wyoming.
