Real Estate Transaction Director, Emea
I joined Equinix to spearhead the acquisition of assets across EMEA. The strategic initiative was to drive an increase in the percentage of recurring revenue from ‘owned’ assets, in support of an investment grade rating. In my first two years I led the execution of 16 asset and share deal acquisitions across Finland, Germany, Ireland, Netherlands, Sweden and the UK driving an incremental ~200bpts of owned revenue globally.In parallel I became versed in data centre development bringing forward sites in Frankfurt, London, Amsterdam, Stockholm, Finland, Oman and Dubai. This specialist activity marries an understanding of the needs of a mature operational business with the associated demands of a dynamic customer base, to deliver inventory for the near and medium term.Alongside those operational activities I established and built out a cross functional leadership group to manage the execution of transactions, drive organisational effectiveness and develop best practice. First Vice President, Head Of Valuations & Investment Services
Following a sustained period of success, including the delisting of our listed vehicle and the recapitalisation of a new €2.3bn 50:50 Joint Venture, I was promoted to First Vice President. This period focused on harnessing our new ability to execute at scale including the opportunistic acquisition of portfolios, monetising the land bank and recycling capital.Internally we began to pioneer an in house ‘mark to market’ model. This involved undertaking internal valuations in parallel to our external fund valuations, utilising our significant data pool to drive analysis of trends and interpreting that data to provide forward looking views. This provided insight to the business beyond quarterly pricing. My focus was on continuously improving processes we had in place, recruiting talent as the teams continued to mature in addition to succession planning. The end result was to deliver a series of best in class processes covering internal and external interactions. Vice President, Head Of Valuations & Investment Services
The 2011 merger of AMB and ProLogis created the pre-eminent global logistics company. Taking the best elements from each organisation, I was asked to lead the Investment Services team in addition to my existing role. This group was responsible for instructing and executing due diligence, overseeing access to global capital through the Investment Committee process. Its success was seen as key to being able to scale the organisation and execute at pace. The collective teams’ core outputs required numerical analysis and report writing that accurately reflected the risk profile of the opportunity and the risk mitigation strategies for the opportunity in question. Under my leadership both teams began to mature, function harmoniously and deliver cohesive outputs that satisfied internal leadership and external investors alike.During this period we underwent internal realignment with global reporting lines. In parallel to managing this change I was instrumental in establishing and co-leading a cross-functional group to coordinate capital activity within Europe.● Valuation work supporting a listed vehicle Equity Raise of €97.5m● Delisting a Fund and recapitalising as a 50:50 JV with NBIM● Embedded learnings from executing due diligence across 220 assets in 11 countries in 3 months● Supported the adoption of AIFMD for Prologis managed funds● Successfully learned how to manage teams remotely
Vice President, European Valuations
I was promoted to Vice President and began recruiting new members to the team to build upon the foundations I had put in place. In markets that were ostensibly closed we executed on a series of secured lending facilities to provide liquidity totaling more than €1Bn. With this experience in hand, against continued economic dysfunction and corresponding investor scrutiny, I created a best in class due diligence process to support the valuation of assets being sold by Prologis and acquired by the Private Equity Fund. These due diligence processes became critical functions supporting a core part of business and maintaining credibility with our capital partners. Investors were able to see the professionalism with which Prologis executed on related party transactions using in-house cross functional expertise.This played well with my attention to detail skill set. I ensured those processes were embedded in the company such that it could scale up, regularly repeating the process for portfolios being transacted across multiple geographies.
Senior Associate European Valuations
I was invited by the Fund Manager to establish a robust European Valuation function. The role involved managing the external valuations of assets held by a Private Equity Vehicle and a Listed Property Fund with a combined valuation in excess of €7Bn. The opportunity had a broad remit across valuer selection, contract negotiations and setting valuation policy for the Funds across the 14 countries in which assets were held.Apart from the quarterly revaluations I managed the external price setting of assets being acquired from Prologis’s balance sheet into the Private Equity Fund. It remains a formative part of my career: stepping up to oversee a multi-billion euro platform against a backdrop of significant global economic volatility and the uncertainty of pricing assets in a market void of transaction evidence. ● Established a robust Pan European valuation function from limited beginnings● Managed declining values in a market absent of transactions● Stabilised quarterly valuation process
Valuation Surveyor
Hired into arguably the best regarded valuation team for City and West End office transactions I grew under the tutelage of John Bareham in the fast paced and rising markets leading up to the Global Financial Crisis. I undertook a variety of work across Secured Lending and Portfolio Revaluations, learning a huge amount over a short time period about how to value technically, how to interpret markets and importantly how to value commercially. Whilst hard work, it ensured I gained a thorough appreciation of attention to detail and the importance of being able to articulate complex issues in written outputs. This role also gave me first hand experience of working with, and reporting on, declining capital values and the specific challenges around the delivery of those numbers to clients. It was a welcome introduction to people management through training a series of graduates studying for their professional qualifications. ● Successful in securing external mandate for the Crown Estates Central London Portfolio ● Grew key client at a major bank into a meaningful revenue stream

I began my career as a General Practice surveyor in a boutique West End practice with a single managing partner, an investment surveyor, a property management surveyor and a building surveyor. This gave me hands on experience from day one in my career across Valuations, Investment Agency, Occupational Lettings, Rent Reviews and other Landlord & Tenant work. Working at a smaller practice I was tasked with achieving the outcomes, and finding ways to do so, without the in-house resources and references that would have been available in larger firms.
