Oversees daily operations, builds, and maintains a positive employee culture, ensures that customer needs are met, and strives to achieve sales and profit targets in support of the company’s overall financial objective. • Perform routine inspections of community & common areas to ensure proper maintenance services are being fulfilled• Conduct community & common area inspections by providing a complete, timely and effective covenant enforcement service including issue and follow-up of violation notices for noncompliance in software and taking corrective action as required • Create and send email communications• Update homeowner’s account information daily• Provide requested account and community information to authorized homeowners and vendors• Record and document daily/weekly/monthly maintenance reports• Contribute to the Architectural change and approval process by creating ARC guidelines, rules and regulations, collection process, etc. and communicating status to Directors• Assist and assigned advisory groups with vendor management process to include bidding, hiringand monitoring vendors to ensure professional contract management practices• Manage the vendor work order process and communicate scheduling with vendor and residents• Draft and submit compliant and timely meeting notices, board and committee packets and meeting minutes for Community Directors to review and approve prior to distribution.• Maintain electronic paper file storage and retentions• Ensure the timely, efficient handling and resolution of each inquiry, request, dispute orcomplaint by establishing needs, investigating problems and identifying and implementingagreed upon solutions• Ensures the on time, on budget completion of special projects that meet agreed objectives byconfirming details, developing and implementing project plans (resources, tasks, timelines),tracking progress and reporting progress as required

Negotiate prices or other sales terms.• Manage payroll for each project• Promote sales of properties through advertisements, open houses, and participation in multiplelisting services.• Inspect condition of premises and arrange for necessary maintenance or notify owners ofmaintenance needs.• Oversee and direct site construction from preconstruction planning to implementation andpunch out.• Review project plans in-depth and uphold a standard of excellence that complies with plans,specifications, and client requirements.• Collaborate with the general contractor, engineers, clients, and project inspectors, as well as city and county officials.• Determine required resources (workforce, equipment, and materials) while keeping budgetaryconstraints in mind.• Plan all site work operations and schedule intermediate phases to ensure deadlines will be met.• Coordinate and work with the onsite supervisors and subcontractors.• Meet contractual conditions of performance and expectations.• Review the work progress daily.• Prepare internal and external reports pertaining to job status/update schedule accordingly.• Plan ahead to prevent problems and resolve any emerging ones.• Analyze, manage, and mitigate risks.• Ensure adherence to all health and safety standards and report issues.• Rent or lease properties on behalf of clients.
