Omara Property Group (OPG) is owned by an overseas-based commercial and residential property investor, with current interests in several commercial office buildings in central Auckland and Waiheke, along with high-end residential property on Waiheke, Queenstown and Remuera. Here I worked along one other employee to fully manage his New Zealand interests.My current role is Property Manager for the Commercial Building Portfolio and DevelopmentManager for several high-end residential developments and renovations.My role consists of the following;- Managing Omara’s commercial building portfolio consisting of 4 buildings with a total of 35 tenants.- Managing and negotiating new leases, lease renewals, rent reviews and maintenance on thebuildings as required. Manage Opex budgets also signing off contractor’s invoices.- Fully managing accounts through Xero for the multiple companies.- Planning, budgeting and overseeing all documents and aspects of the residential new-builds andrenovations including Architects meetings.- Overseeing all Contractors on jobs with regular site meetings.- Timeline spreadsheets and reports.- Carrying out comprehensive due diligence for new projects and commercial buildings to purchase.

With a reluctant move away from property, I started UBuy Limited, a catalogue company selling quality “branded” household appliances and furniture on a weekly payment under a layby contract (Similar to the Home Direct model). UBuy was a “start-up” business and within 4 years I grew the business to where it was turning over $8m, profitable, employing 18 office staff and a sales team of 35. In 2015 I stepped back from the business to move back into property which was where my real passion was. I have since sold UBUY.

I joined PHI Construction as Development Manager. I had a QS, Construction Manager and 2 InteriorDesigners reporting to me. Overall there was a total of 7 residential developments in central Auckland spreading from the Eastern suburbs, Remuera and Herne Bay - a total of 12 houses across 7 sites plus one site with 11 duplex units. All were at different stages of construction.My role consisted of the following;- Overseeing the construction timeline for each project, working with the QS updating theconstruction programs consistently.- Reporting to the owner on each development and areas of delay to the construction program.- Overseeing the procurement for all the main contracts of the build.- Appointment of builder contracts.- Holding regular construction meetings with Construction Manager and appointed builderresponsible for the construction of the project to review their progress against forecast.- Regular site inspections.- Facilitate with architect over construction issues and variations.- Preparing forecasts on expected monthly QS drawdowns for each project.- Signing off all supplier and contractor invoices for payment each month.- Facilitated Council matters when necessary which included the Final inspection for COC.- Liaising with main contractors such as Electrical, Plumbing, Drainage, Painters, Kitchenmanufacturers, Landscapers.- Liaise, plan, review and coordinate with the Interior Design team for the finishes for each project,ensuring the decisions had been made for the finishes of each project.

After selling Checkmate I started a property development company called Nikau Living Ltd. Over aperiod of 5 years, I built 8 architecturally designed “high value” residential homes in Remuera, Parnell and Herne Bay plus a block of 5 apartments with commercial basements in Westmere. The homes ranged from a value of $2million to $4million. The focus for property development was “attention to detail” with homes finished to a high standard of fittings and landscaping.I ran a large team of builders fully employed by Nikau.
