Co-founder and interim Executive Director of The FedPROPEL Institute (FedPROPEL). The FedPROPEL Institute is a small business federal accelerator program designed to help create more parity in federal procurement by assisting minority-led firms in receiving a greater share of awards. This is embodied in our Three10 Initiative: within 10 years position 10,000 companies to annually secure $10 billion of federal contracts. Think of us as a technical assistance program on steroids. In addition to in-depth training and advisory services, we will provide a small business marketplace for firms to better engage with other stakeholders, secure contracts and receive support on their entrepreneurial journey. The FedPROPEL Institute has worked with leaders in the federal contracting community to create a cohort-based modular program that combine instructor led group training with individual consulting services that help firms create the foundation for sustained success in the Federal marketplace.Understanding that our target demographic needs financial as well as programmatic support, our model provides non-dilutive capital in the form of recoverable grants that are only repaid if the participants secures a new government funded award. • Member of new real estate team tasked with reviewing the Commission’s $1.2 billion portfolio to increase and improve its affordable housing stock, provide additional cash flow to fund future initiates and create development pipeline to provide an additional 3,000 over next 5 years. • Led the renovation of nearly 1,000 units setting the standard for fixtures and finishes for future renovation. Negotiated with suppliers and contractors to lower the overall renovation cost by nearly $8,000 per unit. Oversaw nearly $80 million in renovations as the acting head of construction.• Delivered $29 million tax credit financed renovation project consisting of 6 buildings and 132 units. Led compressed schedule value engineering efforts to ensure that project is complete on time and reduced overruns by approximately $1 million.• Creating development plans for several existing multi-family properties to include significant rehabilitations, gut renovations, and total redevelopments. Total development potential for existing and new units is approximately 1,500 units of affordable and market rate housing across multiple sites.

• Managed the development of Matthews Memorial Terrace (MMT), a $22 million 99-unit tax credit financed affordable housing development located in Washington, DC. • Worked with the MMT general contractor to eliminate nearly $200,000 in hard cost overruns. Process included value engineering, aggressive cost management and intense negotiations.• Ensured project exceeded required minority- and women-owned business participation requirements with nearly $6 million of contracts awarded to certified Washington, DC-based businesses.• Led and participated in RFP responses and tax credit applications for projects in the District of Columbia, Pennsylvania and Virginia. Won award to redevelop 11 acres in Norfolk, VA.

• Co-founded real estate development firm focused on residential, commercial and mixed-use development as well as in-fill redevelopment of sites in the Washington, DC metro area.• Renovated 34 housing units, converting many from rentals into low to moderate-income homeownership opportunities for first-time homebuyers.• Managed development and construction activities including project design and scheduling, sub-contractor negotiation and hiring, material orders and delivery for in-house and client projects.• Advised a large development firm on investing in urban in-fill markets. Research led to a proposal for a 400,000sf in-fill redevelopment opportunity in an underserved DC community. • Participated in nearly $7 million of local renovation creating nearly $2.5 million in equity / value.

• Performed underwriting for investors in low- to moderate-income neighborhoods. Transactions included single- and multi-family renovations, refinancing and real estate lines of credit. Received approximately $10 million in approvals at a bank with $40 million in outstanding loans.• Worked with clients to resolve issues relating to outstanding balances, loan payoffs and opportunities to expand their banking relationships.• Audited client files prior to regulatory review. Brought files into compliance by updating various components. Reviews resulted in bank receiving a superior score from regulators.

• Negotiated final closing prices for the purchase of nearly $50 million in joint-venture projects. Analyzed building and land acquisitions resulting in over $200 million in land transactions. • Evaluated development cycles, investment opportunities, and competitive landscapes used to price lease transactions for over 35 buildings under development.• Negotiated the acquisition of several properties held in joint-ventures. Saved the company over $2 million versus the proposed acquisition price. Created $500 million three-year development plan.

• Integral member of teams that executed nearly $2 billion in transactions resulting in nearly $20 million in fees for the firm. Assisted senior management with strategic decision-making. • Prepared financial analyses and presentations for business solicitations and board meetings. Work was key in winning advisory assignments and closing transactions. • As the sole Goldman Sachs representative, directed buyer presentations and due diligence meetings for both publicly traded and privately owned firms. Provided guidance to potential acquirers. Firm was sold for 75% above its stock’s pre-marketing trading price.
