KCCI Commercial Real Estate Services was a national specialty advisor to CMBS investors and loan sale advisors for 20 years until the Great Recession shut down the CMBS industry for three years. It was founded as a CRE/CRE mortgage asset management advisor to the Federal government during the S&L crisis. Initial S&L work was watch list and special assets heavy.Prominent clients included: Archon Group (Goldman Sachs); Citigroup; Deutsche Bank; EY (Kenneth Leventhal); Eastdil Secured; the FDIC; Five Mile Capital; GMAC Commercial Mortgage; HUD; ING Clarion; JE Robert Companies; JP Morgan; KPMG; LNR Partners; and the RTC. Total dollar value of loans on which KCCI and I performed analysis exceeded $100Bn.I originated all of KCCI’s business, ran its operations, and was its chief underwriter as well as an as-needed participating underwriter. I have an extensive national network of CRE industry contacts and have enjoyed speaking at national industry conferences.

Cut my industry teeth working on hundreds of CRE assets in dozens of engagements with the RTC, FDIC, and HUD during the then-worst commercial real estate market in American history. Work was ~80% watch list/special assets.Commonly diligenced loan relationship files that filled four or five banker boxes and often required litigation analysis. I synthesized historical information; and performed typical underwriting functions (rent roll analysis; cash flow analysis and projection; value estimation; third-party report review (appraisal, ESA, PCR); rent and sale comparable discovery; review analysis; market and zoning analyses; property inspections; borrower analyses; strength, risk and mitigant analysis; ASR creation, review and approval; and investment/loan committee presentations among other functions. In addition, I developed asset management and loss-mitigating disposition strategies for single assets and for loan sales. Progressed from entry level to senior-most level over four years of highly intensive work.

Role spanned commercial and residential real estate finance, including affordable housing, and responsibility for the Association's annual Real Estate Roundtable, its by-invitation meeting of the country's senior-most CRE and RRE executives to address a pressing industry issue each year.Led the Association to become the then-principal advocate for development of a U.S. CMBS industry and secondary commercial mortgage market by conceiving and producing the first-ever conference dedicated to CMBS market development, which was co-sponsored by and held at the Kennedy School of Government at Harvard University in 1991.
