Also implemented special default team for $10 Billion in owned loans covering time from failed modification up to foreclosure. FVP, HISPANIC LENDING DIVISION 2007 Led operational support for establishment of new lending division focused on Hispanic market. Responsible for the development of business strategies and financial plans and implementation of products and pricing for new business.VP, HOME CONSTRUCTION LENDING DIVISION 2003 - 2006 Managed product development, pricing and loan exception approval process for Home Construction Lending Division, one of the nation’s top 3 consumer construction lenders ($4 Billion annual volume). Developed and implemented adjustable rate construction product in response to rapidly rising cost of funds. Led team of 7 employees including product managers for Construction, Lot, Builder and Home Improvement product lines.VP, HOME LOAN SERVICING DIVISION 2001 - 2003 Managed servicing of $750 million manufactured housing portfolio with team of 40 employees. Responsibilities included collections, bankruptcy, and foreclosure and repossession management. Established nationwide network of retailers and wholesalers to liquidate large influx of repossessions created by significant industry downturn.

Responsible for origination of $125 million in monthly loan volume from 400 retail sales centers and loan servicing of $4.2 Billion loan portfolio (125,000 loans).

Provided product and pricing support for 230 consumer-lending branches and oversight of centralized fulfillment center. Division included 3 Regional Supercenters and 6 operating regions with total of 39 branches and 350 employees. Annual loan volume was $600 million and included sales finance, small loans and second mortgages.SVP, SALES AND MARKETING 1983 – 1992Second employee hired for de novo start up of manufactured housing division that grew to second largest national manufactured housing provider. Responsible for the development and implementation of all products and pricing for both retail and inventory financing product lines. Complete responsibility for opening of first 25 (of 45) Regional offices – included site selection, office build-out and hiring of key managers for each location. Responsible for relationships with all manufacturers to include negotiation of repurchase agreements, implementation of marketing programs and liaison with manufacturer relative to all retailer issues. Developed significant retail and wholesale relationship with nation’s largest manufacturer of manufactured housing, which resulted in 15% of division’s total volume.
