    My responsibility is to do whatever is needed to help Zidan become more profitable. This includes leading my staff in Human Resources, IT and Accounting to create operating efficiencies, improve financial reporting and analysis, develop staff and improve site retention.Focused on 4 basic key performance indicators (resident retention, increase in net rental revenue, occupancy & controllable net income) with the Owners, Regional Managers and Site Managers. Then with the Budgeting process, worked with the Site Managers to help understand where all the expenses came from as well as past site history. With the additional focus on the results and omparing them against the industry benchmarks, other properties and past site history; yielded increased performance over the first 9 months of 2015. • Resident Retention increase by 5% or 123 reduction in move outs for same site properties. With an average $2,500 cost per move out; that is a savings of over $307,500 in just 9 months.• Net Rental Income grew over 3% while the industry average for same sites over 5-10 years of age was at 1.6%. That is an increase over industry average of $303,400.• Expecting additional $225,000 revenue annually by expanding our water metering.Granted, the Regional Managers & Site Managers made the improvements but reinforced accountability started the process.

    Manufacture custom wire, sheet metal & tubing product for a broad range of markets, especially retail displays, carts and shelving. As Controller, focused on cash management, financial reporting, financing and strategic analysis to improve the company's financial health.Started applying lean concepts to an underperforming department – Powder Coat. Our product runs on a conveyor line that takes about 90 minutes to complete a cycle as it goes through washing, drying, paint booth and heat treatment. The product cannot sit too long in the washer or heat treat areas. We were running the line 5 days a week with over 20 people working on the line at one time. A lot of the time, the line was running 25% capacity. Some of the steps taken:* Create loading & packing zones next to the line. All items not used that day were stored elsewhere or permanently removed.* Improved production planning and running all samples at one time per day.* By improving the lighting and added quality checkers in the paint booth, we improved our product quality and reduced rework.* Eliminated temporary labor to improve quality. We went from over 20 workers to 13.* 10 minutes breaks in morning and afternoon cost us 1 hour and 20 minutes of line time. We 8 modified the staffing to keep the line moving which improved line time by over 12.5% per day.Within weeks, we had increased Powder Cost’s production 15-20% while greatly reducing cost. At that time, forecasted at $120,000 annual savings while reducing backlog. Since then, they have continued the work on our objectives, kept production at the same level while running the line 2 days per week and closer to $400,000 annual savings.
