We are providers of rental properties within South Essex, East London and the North West of England areas. Our properties vary between houses and HMO's, bungalows to flats and are all well maintained. We also endeavour to be a considerate landlord to our professional and student tenants. Separately we also create new builds on land we have acquired with a property purchase by seeking planning permission and subsequent title splits.

Here my challenge was to increase profitability for a well-respected business and implement new ways of working to increase process efficiency in all areas of the operation but particularly its production facility. This I did with a significant increase in profitability. Implementing Lean practices into the business allowed me to bring this food manufacturer very quickly to a highly competitive way of operating. Further growth in the facility could have been even greater but this was constrained by tight budgetary restrictions.

WEEE business development can be highly profitable for an asset management business providing assets are fully rinsed of every ounce of value. Ensuring these businesses maximise their chances of winning business with great documentation and procedures is an essential part of how we help improve their business development. During the time with EOL success was achieved in several areas. Turnover grew from £1.6M to £4.8M over a 5 year period. This was through great client management to ensure business development growth in an organic manner. Profits were increased from 8% to 14% in the first 2 years through a ‘value management’ implementation process and competitor benchmarking. A reduction in defective product returns by 70% through improved root cause kaizen analysis and reporting was achieved.The number of customers was increased by 35% as non-profitable customers were eliminated and we provided social proof of our ability through accreditation's and awards for service. An entirely new Marketing focus was brought in to the business and this was quickly embraced by everyone. A more formal and efficient tendering system was developed and implemented, and this resulted in a high success rate of over 75%. This process aided the business in winning the largest single WEEE decommissioning contract in the UK in 2010 beating FTSE 100 businesses with an “outstanding bid”. Created a comprehensive database of method statements and case studies to support the Sales team to give social proof to tender submissions. Implemented 4 ISO's - 9001, 14001, 18001 and 27001Being able to exploit an engineering background during the time with EOL, collaborated with an external manufacturer of shredding machines. Hard drive shredding machines at this time ran on 3-phase electricity but we wanted one that could be wheeled into an office and plugged into the wall socket. Over a 6 month development program we set design guidelines for the machine and how it should operate and perform. Following several prototype iterations a machine was successfully produced that could run on a domestic 240v supply and shred drives at the rate of 5-8/minute and all for less than £15,000. The ROI was quickly recouped by providing this service to clients and is an example of innovation in new sectors.

Using experience gained from being product development Project Management specialists at various blue chip corporations, we are able to set out a clear and deliverable timeline for the launch of a product or service. Starting with a detailed and clear brief from the client or client customer, we create an even more detailed project plan with appropriate milestones and gateways to ensure the product or service is delivered on time and to budget. Our approach is open and straight forward. We listen, communicate easily and effectively, monitor goals and progress throughout an assignment to sharing intelligence and help solve problems using collective experience.One example of this was working for a large automotive supplier and ensuring the delivery of a major component to an automotive OEM. This involved leading their engineering team through the intricacies of working with a particular OEM (something this group had not completed before) and the deliverables that were expected. This was successfully completed and the product was launched on time. .

Responsible for designing and engineering the 2003 Fiesta Van content while based in Cologne (Germany). Propelling the team to deliver the product development engineering actions for the entire vehicle by creating a vision for the team with integrated ownership. Successfully initiating and implementing new technical applications in the industry e.g. glass mat thermoplastic material, requiring the implementation of unique test criteria and the development of unique deliverables. Leading the presentation of all financial and engineering decisions to senior management, guiding them through technical presentations to accept appropriate risks. Achievements included delivering to the cost target for the total vehicle and as a result achieved profit target of £6M. Challenged to launch the vehicle 3 weeks ahead of planned ‘Job 1’ date. This was achieved by my personal drive and determination, change control, critical project milestone & deliverable management and motivating the wider team.

Responsible for engineering the 2003 Fiesta base vehicle for body interior systems based in Cologne (Germany). Leading the product development engineering teams and troubleshooting concerns to advance project to schedule. Leading the team to develop conceptual designs to be taken for senior management concurrence ensuring all changes are contained within the programs overall timing. Managing and directing full service suppliers to deliver timing, cost and quality targets. Achievements included generating cost saves where appropriate whilst continuing to launch the vehicle on time including convincing the engineering vice-president to change his technical direction and consequently achieving a $750k budget save. Liaised with suppliers to monitor their quality systems through APQP application and identified cost saves against a $190M budget. Achieved the Job 1 date of 30th November 2001 on all responsible systems.

Responsible for leading a team of engineers in driving quality initiatives into vehicle manufacturing plants in Europe for existing and new model programs using various quality techniques such as FMEA, 8D, APQP etc. Achievements included establishing the business case to allow capital expenditure of £13M to install a new phosphate coating facility in Dagenham vehicle assembly plant which was approved and implemented.

Holding various positions during this period and was given the opportunity to lead a number of teams, both inside and outside (supplier organisations) the business. This particularly focused on problem resolution using various quality techniques such as 8D and coaching teams in its use.
