Over 140 households served to date w/ Critical Repairs | Home production has reached 91 w/ the Vet Community poised to build 15-20. Other Accomplishments:• Negotiated purchase of $1.2M property for >20% below market value. Valued now @ ~$1.7M.• Creating Two NEW 501-C3s as supportive orgs; Texas Homes CDFI, and TX Homes CDC|CLT formed in 2024.• Many engagements in advocacy efforts for Affordable Housing in Washington D.C. and Austin, TX.• Led & coordinated successful physical moving, placement, and remodel of three 1920’s houses for Veterans.• Restructured ReStore; increased capacity 20x's, & avg. monthly net sales from +35%, now at +237%.Our Mission: Seeking to put God’s love into action, Habitat for Humanity brings people together to build homes, communities, and hope. We have 3 business verticals: 1. We're a Construction Company which builds Affordable Housing (new home construction,) and helps homeowners "age in place" by providing Critical Repairs to existing aging homes.2. We're a Mortgage Company that originates and services low % interest mortgages helping a lower income demographic realize the blessing of home ownership. 3. We're a Retail Store, through our Habitat ReStore - a resale warehouse which receives donations of furniture, appliances, construction materials etc. We repurpose and sell these items to help raise money to build affordable housing.

Texas Homes Community Development Financial Institution is an emerging CDFI Loan Fund with a target market of people in the 80% or lower AMI (Area Median Income) bracket, providing mortgage funding for affordable/attainable home ownership. Our goal is to create a sustainable lending institution that offers very low interest mortgages enabling families to build generational wealth and escape the rent trap. THCDFI also provides construction loans for Developers engaged in building affordable housing. Accomplishments:• Secured LOC Initial Funding of $1M from banking partner enabling lending services to commence.• Established two NEW 501-C3s as supportive organizations to HFHGG; a CDFI, and a CDC/CLT, both formed in 2024.• Coalescing multiple bank partners to form a 'Loan Fund' supporting low-interest rate mortgage lending.Texas Homes CDC and CLT is a separate 501-C3 partner company. The Community Development Corporation, (CDC) is formed to enable us to expand our neighborhood development efforts. The Community Land Trust (CLT) is a novel approach to allowing homeowners to stair-step their way to home and land ownership. Initially, the family buys only the house and leases the land while engaging a track that will allow them to build equity and move up to a full house and land ownership scenario.

I was honored to serve on the 2023-2024 Board of Directors of the Dallas Builders Association and the DBA Government Relations Committee. Time well spent making legislative inroads and exploring relevant ways to help developers and builders deal with the housing crisis, local municipalities, and state and federal governments regarding Home Construction.

Teaching Professional Development to Graduate Students at UTD has been a fulfilling endeavor. Most of these multilingual Masters degree students were from outside the United States and it was a pleasure to help these smart young professionals learn techniques to succeed in USA Business. Not teaching a class this semester but looking forward to upcoming classes in 2025.

Deep Current, Inc. was a 501-C3 non-profit corporation of which Rich was the President/Executive Director and the Lead Pastor for it's community presence, "The Current", a Christian church in Plano Texas.• Embraced this position to provide a consistent representation of diligent servant leadership, fiscal responsibility and management, and modeling of a benevolent social enterprise.• Procured 3 successively larger locations for the organization. Led contract negotiations and construction renovation of the 3rd building as General Contractor. Maintained a debt-free position for the corporation; increased assets and expanding office/meeting facilities tripling capacity. • Administration and oversight of all P/L financials, operations, programs, marketing and communications, strategy, department heads, IT, media, and services.

• Supervised major 80,000 sq.ft construction renovation project functioning as liaison between General Contractor & HPCC . • As Senior Associate skillfully navigated organization through an inherited financial crisis. Negotiated sale averting company foreclosure and bankruptcy; preserved equity and organizations viability.• Designed, built, and implemented multiple production studios, MIS and media systems throughout $4.2MM property. • Led teams of 40+, both artists and technical staff, to efficiently & routinely accomplish company goals. • Direct oversight of all operations, mar-com, and media systems including audio, video, and web. • Managed team of artists in weekly musical performances and seasonal large scale stage productions.
