Property Management Currently employed with a Property Management Firm servicing the Bay Area HOA Community as Project and Facilities Manager. Facilities/Project Management:•Developed and instituted a standardized vendor contract for use with all vendors servicing the company’s clients ensuring vendors perform to the company’s level of expected client satisfaction and follow insurance and billing requirements.•Developed contracts for Preventative Maintenance Programs and developed standard short form contract for Homeowner Association reconstruction jobs ranging from $500.00 to $250,000.00.•Provide project management services to clients undertaking renovation projects such as siding replacement, painting, roof and infrastructure upgrades including budget review and development, authoring the bid documents, bid review / analysis, scheduling (MS Project), contract management and field operations oversight.- Established and implemented the use of vendors Workman’s Compensation experience modification rating as criteria for bid qualification.•Work the Associations Board of Directors in reviewing reserve studies and determining project cash flow needs.

Project Engineer/Project Management: Originally hired for my background with development and assist in establishing the private division, I was assigned as a Project Engineer/Manager to the Highway 152/156 Fly-over project then to the Highway 156 Widening project including the construction of 800 lf of Soil Nail wall and type 1 retaining walls then to the Davis St. Overlay Project in San Leandro.

Project Manager for a group of Homeowners effected by a landslide in Pittsburg, CA. when the adjacent property was developed. Coordinated with the City, Attorney, and Geologist(s) in developing the history of both sites, coordinating and planning activities effecting the homeowners, documenting the repair process and basically establishing the basis for the homeowners litigation.

As Land Development Construction Manager of Rivermark I worked closely with the three principal developers (Centex Homes, Shea Homes and Lennar Homes) in both the Land Development and Vertical development of their respective neighborhoods. Rivermark stands on 149 acres and is comprised of a 3 Million SF Commercial Complex, 1,450 individual units: single family and high density, 3 parks, one elementary school, one library site and two condominium site preps (both high rise) . The work included and was not limited to contract management, proposal value engineering, proposal development, bid evaluation, contractor selection, contract negotiation, claims assessment, site scheduling (for multiple simultaneous neighborhood development), site balancing, management of hazardous material clean up sites in conjunction with the California Department of Toxic Substance Control (DTSC), roadway and intersection improvements/modifications in conjunction with Caltrans and Santa Clara County Department of Roads and Highway, landscape and hardscape development, wet and dry utility infrastructure installation, activation and acceptance working with PG&E, ATT, Comcast, South Bay Water Recycling and oversight of all construction operations of the developers with code enforcement duties including safety monitoring with job shut down authority.
