Hands-on analysis and management of direct and joint venture real estate investments from acquisition to investment close:• Managed 10 Total Residential Developer/Builder Joint Venture investments across 12 residential projects with Veridian Homes of Madison, WI from July 2012 to March 2020 from start to finish.• Total peak/committed capital across the 10 Investments totaled $71.3M and returned $47.1M in total profits (1.66x Multiple) and a 26% internal rate of return.• Co-Authored joint venture investment memorandums for internal and external investment approval. • Developed Excel cash flow financial models for Veridian Equity Re-Cap of $19.5M. The new JV returned $10.7M profits, 69.6% IRR/1.55x.• Maintained developer/builder business partner communication through weekly calls in addition to monthly/quarterly site visits for project inspections and consulting on business process improvement.• Completed monthly/quarterly cash flow projections,• Period-end presentations of approved plan variances to accounting and executive leadership teams.• Monitored key performance indicators such as sales, revenue, margins, land development/bank lines, vertical construction/bank lines, vertical speculative model home inventory, and market trends.• Monitored cash balances/project budgets to approve weekly developer/builder expenditures and monthly investor distributions. Total Gross investor distributions from Veridian Homes relationship totaled $118.4M.• Managed an Illinois REO First Midwest Bank Portfolio with a UPB of $23.7M and peak equity of $4.8M. In 24 Months, the portfolio returned $2.3M in profits & 19.9% IRR/1.48x to investors.• Individually managed/closed 49 individual REO/Loan investments within 3 MREC Portfolios located in South Carolina and Georgia. Portfolios returned $8.8M in Profits on $52.5M of peak capital.• Assisted in underwriting the potential acquisition of 20+ Bank REO Portfolios.

Assist BCG REO Division with valuation and reporting on REO portfolio.• Involved in the workout and disposition of GMAC-ResCap’s $2.7B loan portfolio after ‘08-‘09 recession.• Completed discounted cash flow analysis on REO portfolio to support REO management.• Managed, Improved, and maintained valuation tracking files summarizing REO assets.• Completed annual budget process for all REO assets and revised/improved budgeting templates.• Assist REO management with Ad-hoc Financial Analysis reporting for internal and external requests.
