Land Development and Entitlement Specialist

• Daily management of our development and construction department.• Weekly review of project reports, photos, and schedules for all projects currently under construction.• Work directly with our engineers, consultants, municipalities, attorney’s, etc. on due diligence and entitlements to secure properties for future development. • Interact directly with our architects and engineers on the design, plan review, and the final approval of our building plans for permitting and construction.• Hold weekly meetings with my project management team, and participate in weekly calls with architects, consultants, and our general contracting partners. • Perform monthly site visits of active projects, meet with our general contracting team, and confirm quality building standards are being delivered.• Sourced, implemented, and oversaw the rollout of our construction management software. • Review and approve contracts, purchase orders, change orders, construction draws, invoicing, weekly payable reports, project budgets, and long term planning.• Report directly to the owners of the company.

• Oversaw and the daily management of a (9) person team consisting of (6) project managers and (3) project administrators with a team build goal of $30 million annually. • Responsible for complete document control, review and approval including but not limited too; contracts, purchase orders, change orders, back charges, notice to perform, invoicing, weekly payable reports, schedules, project budgets, monthly team budgets, etc.• Review project reports and photos for all projects currently under construction; confirm that projects are on schedule and hitting milestones for timely completion. • Hold weekly meetings to discuss projects and put a plan of action is place for any project that may be of concern. Hold project teams accountable and confirm plan is being executed.• Perform site visits and inspections for projects under construction; confirm construction standards and quality workmanship are being delivered to our clients.• Develop and grow team members with leading by example, setting expectations, holding people accountable, while enforcing policy and procedure to ensure company standards are delivered daily.• Interact and have open communication with clients on a continual basis, confirm/ensure quality customer service is being delivered by the project teams, develop opportunities for repeat business and long standing partnerships.• Report directly to the Vice President of Construction.

• Executed thorough site inspections and facility audits of under performing restaurants slated to be converted to a different concept.• Developed multiple budgets for restaurant conversion projects that included a full remodel option versus a value engineering option.• Worked directly with the architects during the entitlement process. Ordered and analyzed site investigation reports. Assisted with restaurant layouts and floor plan design and reviewed full construction documents for permitting and construction use.• Responsible for all aspects of the construction process from start to finish that included; general contractor selection, the buyout and scheduling for all owner furnished items, site visits and inspections of all work in place to ensure that design standards and quality workmanship were being delivered. Coordination with the operations training team and staff during the restaurant turnover process. Review and approval of all pay applications and change orders, managing all close out documents and the final budget analysis at the projects completion.• Completed (3) Brick House restaurant conversions projects simultaneously totaling more than $6 million. Turned over and opened all (3) restaurants successfully within a six weeks time frame.• Developed and created a more robust historical cost repository tool for the VP of Construction that was implemented and rolled out for use on all CapEx projects within the development department.
