I was brought in to stand in for the Assistant General Counsel, while she was on maternity leave. I stayed on for an extended period of time to complete refinancing of two major shopping centers. In addition, I assisted the General Counsel with the completion of a defeasance of a $52M loan.On a daily basis, I reviewed and/or drafted leases, revisions, amendments, ancillary documents such as Estoppels and SNDAs.

Negotiated and completed simultaneous land transaction with landowners, Walmart and Menards worth over $6M.Secured all necessary governmental approvals for 500,000+ square foot commercial retail development.Spearheaded negotiations of participation in Tax Increment Financing Agreement with the city for infrastructure valued at over $3.9M.Managed construction financing term sheets, reviewed loan documentation, and closing of multiple loans.

Island Capital, LLC was the seed company for Island Capital Investment Group, LLC as well as for many commercial retail development.Company generated well over 2,000,000 square feet of retail development.Led committee responsible for assembling all aspects of a real estate development for presentation to development partners. Negotiated with all governmental entities and oversaw construction activities on projects in process. Prepared project cost justifications and profit forecasts. Managed preparation and presentation of financial packages involving differing site plan scenarios on multiple projects simultaneously. Spearheaded negotiation of dispute resolutions between general contractor and subcontractors on $25M development when general contractor filed for bankruptcy. Utilized legal and construction arbitration knowledge to prevent liens or litigation against the project and its owner; savings to developer was over $100K without lawsuits and all liens were compromised without judgment.Negotiated tenant (Dollar Tree, Fashion Bug, H.R. Block) as example leases for all small shop space.
