Responsibilities include supervising crew of five (5) staff, maintenance and operation of 144-unit residential facility Coordinate maintenance dept schedule and assignments. Furnish heat and hot water throughout the facility; maintain records of fuel consumption and order fuel. Check appliance in units and correct minor deficiencies, as well as obtaining and supervising all service contractors, assign repairs of leaks, stoppage, closets, cabinets, doors, windows, electrical, fixtures and outlets, heating and ventilation, stoves and refrigerators, maintaining records of all repairs within the facility and vendors. Coordinate exterminator services, make daily building inspections, including roof and mechanical space, inventory of supplies, prepare forms for purchase of supplies, receive supplies, maintain paper chemical, conduct room inspections once a month and at the time of move- out and prior to move –in. complete apartment inspection forms, particularly noting damage and items requiring repairs, HVAC care/maintenance, provide 24 hour on call coverage

Senior Maintenance Supervisor                                                  
Responsibilities included supervising crew of nine (9) staff, maintenance and operation of five (5) and four (4) scattered sites, as well as overseeing (3) three Maintenance Supervisors.                                                                                                                                                          establishing relationship with vendors and accompanying throughout the facility, communicating and working closely with building directors and all site supervisor’s to address resident concerns, ordering, storing and keeping inventory of  maintenance & cleaning supplies and equipment, conducting weekly “Dwelling” (unit) inspections, covering other site and driving company vehicle when needed, conducting weekly individual supervision with staff, creating work schedules to ensure adequate coverage for covering sites, preparing PRS (Performance Review System) for staff every 6months, handling client grievances as it relates to maintenance, new hire training, supervising and assisting with client move outs/storage, reviewing and signing timesheets, ensuring that all maintenance requests/repairs are kept up to date, HVAC care/maintenance, on-call for facility emergencies and verifying that all building codes are current.

Facility Manager
Responsibilities included but not limited to; supervising small crew of co-workers (3-4), occasionally driving company vehicle to agency events, repairs throughout the entire facility/residence, operation of 6 story building HVAC care/maintenance, strip, wax and buff floors throughout the entire facility, shampoo rugs, create payment requests, “turn over” apartments within 48 hours of vacancy, framing, sheet rocking, installing doors, painting, strong working knowledge and hands on experience with electric/plumbing/mechanical systems, establishing relationship with vendors and accompanying throughout facility, keeping inventory and ordering maintenance supplies.
