Project: Renovation of Sheraton Hotel, BahrainCost: USD 40 millionPosition: Project ManagerFrom: January 2023 to PresentThe Works include the complete renovation of the 5-star Sheraton Hotel by retaining the existing tower structure with all associated external works, external façade, conference and meeting rooms, recreation facilities, public areas, the Hotel’s BOH in addition to guest rooms. The existing Hotel’s external walls and interiors including outdated MEP services were stripped off under a separate contract, leaving the bare structure to receive a new, fully glazed façade, one additional floor to the Hotel’s tower, new interior design works, updated MEP services, along with a new guest room mix and FOH facilities. Associated new infrastructure and landscaping works also complement the overall development.My role as a Project Manager involves management of the FIDIC 1999 construction contract executed by the Engineer alongside monitoring of the programme, planning and managing commercial aspects of the Project with the Employer.

Project: Four Seasons Private Residences Bahrain Bay, BahrainCost: USD 80millionPosition: Project ManagerThe project can be described as a Two-tower service apartment project delivering legendary Four-Seasons Service, world-class amenities, and a seamless ownership experience, located at the pristine shores of a landmark development (Bahrain Bay) in the Kingdom of Bahrain.Ongoing Roles and responsibilities include:• Leading, motivating, and managing a larger number of stakeholders in the project.• Setting up project management protocols and ensuring the protocols are adhered to.• Managing FIDIC 1999 Construction Contract alongside the Engineer for the project.• Autonomously formulating solutions and taking control of situations to ensure project success.• Progress Monitoring and adopting proactive measures to avoid the occurrence of any delays.• Imposing the attitude of DWB (Don’t Walk Back) within the project team, related to safety on site.• Chairing Progress Meetings• Issue of Monthly Project Reports• Guiding the project team throughout the expenditure of Provisional Sums.

Project: Al Liwan Mixed-Use DevelopmentCost: USD 81millionA mixed-use development incorporated into the modern idea of a township. Successfully managed the Engineer and a less sophisticated Main Contractor, who struggled to be at pace with the project duration and standards. Managed to extract 30% project completion from the Contractor’s involvement in the Contract before arriving at the inevitable; termination of the Contractor. This was followed by a quick retender process amongst six potential Main Contractors to resume works. The major achievement was, successfully deploying strategies to ensure non-escalation of project costs due to the appointment of a new Contractor. The major challenge during this period was to educate the new Contractor of the project’s past vast history without losing time under the Contract period. The Project reached its completion meeting all the expectations of the Employer and in line with his Business-model.Roles and Responsibilities:• Managing and executing a successful retender within a short period• Leading, motivating, and managing all stakeholders in the project.• Setting up project management protocols and ensuring the protocols are adhered to.• Managing FIDIC 1999 Construction Contract alongside the Engineer for the project.• Autonomously formulating solutions and taking control of situations to ensure project success.• Imposing the attitude of DWB (Don’t Walk Back) within the project team, related to safety on site.• Progress Monitoring and adopting proactive measures to avoid the occurrence of any delays.• Successfully defending the client from Extension of Time and additional cost claims from the Contractor, within the boundaries of the Contract with total fairness and relaying such assessment through the Engineer.• Chairing Progress Meetings• Issue of Monthly Project Reports• Foreseeing Risks and providing Clients with timely risk assessments and strategies to negate the impact of Covid-19 on the Project

Project: Diffaf Development, Reef Island, BahrainCost: USD 60millionPosition: Assistant Project ManagerFrom: May 2018 to August 2018Managing pre-contracts stage of a 22.5million BHD (Bahrain Dinar), 2-tower residential project known as DIFAAF DEVELOPMENT.My role/involvement was particularly related to the establishment and monitoring of a Project Management Plan (PMP) which would help to deliver the project on time and within cost, to improve the client’s business needs, the next challenge completed was to establish the Employer’s requirements as the nature of this project was not the traditional design-bid-build, but Design & Build. Guided the Employer in establishing his requirements with the Contractor, which later then progressed to the Construction stage. Also succeeded in achieving client satisfaction, thereby building long-term relationships.
