• Lead the development and management of the project’s strategic plans and program initiatives to meet the goals and needs of the Owner. This includes development of Project Execution Plan, other required project reporting, and monitoring and documenting project progress and other performance indicators in hospitality, multifamily and retail.• Oversee and review the development of architectural and engineering construction drawings and bid documents, including scheduling, coordination and management of vendors and consultants. • Develop, monitor and update master project budget and schedule.• Meet with clients, city officials, architects, engineers, contractors and consultants to present the project status and anticipate issues. • Direct report to company President and liaise with in-house counsel and department heads, including operations, asset management, sales, marketing, resort GM, and controllers to execute ownership initiatives.• Oversee all phases of project construction including estimating, pre-bid qualification, bidding, negotiation, award, contract management, scheduling, budget development, invoicing and job cost tracking.• Manage the administration of permits and approvals with government agencies to ensure compliance with codes, regulations, and historical guidelines.• Manage relationships with vendors, contractors, engineers, inspectors, brokers & owners, property managers, and other consultants (IT, interior design, graphic design, photographer, brand strategist, etc.).• Meet with clients, city officials, architects, engineers, contractors and consultants to present the project status and anticipate issues.• Secured workforce housing resulting in a savings of $200,000 in broker procurement fees.• Use CoStar and public records to identify potential acquisition targets and provide market insights.

• Identify properties that would fit with development opportunities and negotiate listing contracts with Sellers via cold call and direct mail. • Prepare back of the envelope proformas for developers providing multiple profits schemes based on build out options, detailed demographics research and market timing. Advise residential developers on best use of space from MEPs to life flow during design review.• Manage on time & on budget workflow RFQs, spec selection, installation and delivery.• Manage all aspects of purchase and sale from listing to offer negotiation, management of the due diligence process to closing.• Advise Seller clients on best updates to improve ROI before market launch, devise budget and schedule, meet with all vendors on site to develop scope, negotiate bids and present to client, oversee execution from beginning to end while running background market campaigns to create buzz before market launch.
