President And CeoRmrc Services May 2008 - Nov 2013PROGRAM SUMMARYProblems to be solved:There are thousands of properties that previously provided monthly cash flow to banks and no longer do so because they have been foreclosed on.A foreclosure costs a bank on average $65,000.00, Money that is seldom recovered by the bank.Once a property becomes a REO, the bank incurs additional expenses i.e. repair costs, maintenance costs, HOA fees, re-appraisal fees, winterization, vandalism prevention and clean up, and various other costs.The longer that the bank holds the property, the more it costs, but the less the bank can expect to receive in the sale of a property.Bank sales are typically 80% of market value or less. Every time a bank sells a property in a community, the values in the neighborhood go down, and the next bank sale will net even less money for the bank.As the number of foreclosures rose over the last few years, the pool of qualified buyers has been reduced. In addition, lower cash flow to banks has made it harder for potential buyers to get loans. The reduction of qualified buyers in conjunction with the increase of home inventories put further downward pressure on home values.Many REO properties are sold to investors that turn the homes into rentals, further damaging property values.
