Beginning with an idea, a desire to be independent, and a passion for art, Tribal Expressions grew from my business plan to become a functioning art gallery that, for sixteen years, served a large community of Native American artists, employed as many as six, and contributed to the cultural education of thousands of regular customers. As gallery director, I had responsibility for purchase, sale and promotion of all inventory. I hired, managed and scheduled employees; wrote and distributed press releases; researched, wrote, edited and published a topical newsletter; and prepared biographical summaries of the artists based upon personal interviews and research.Working as a small business owner, I came to know the government policies, (federal, state, & local), and the people who manage them. I participated in the local merchants association and was active in community events.Having conceived, built and run an independent retail art gallery, I have first hand knowledge of factors that influence the success or failure of a retail business. I offer both academic and real life experience in the planning, development, promotion, and maintenance of retail establishments.

TelecommunicationsI apply my academic training and employment experience to successfully acquire property rights for deployment of state-of-the-art telecommunications facilities. I have a broad range of property experience relating to the construction and deployment of telecommunications facilities. My cable experience includes floor to floor cabling, building-to-building connections, city-to-city, and cross-country transmission projects. I have had direct responsibility for rural and urban route feasibility studies, franchise applications, easement acquisition, zoning variance approvals and construction permitting. I have been instrumental in projects covering network maintenance, relocation, restoration and facility retirement.I have acquired survey permits, easements, leases, and fee title for microwave towers, cell towers, cables, conduits, and risers. In addition to title and zoning research, I have negotiated for the lease and purchase of tower sites, written contracts for building attachments, together with use and development of access roads, power easements, and related service agreements.In 1983 I completed long-term lease agreements on approximately 40,000 square feet of office space for GTE Sprint Technical Operating Centers in Nashville, Birmingham, and Toledo. In conjunction with these sites I purchased acreage for microwave repeaters. I contributed to the preparation of a property checklist used in Columbia, SC and August, GA used as a touchstone for property market analysis. I was responsible for route feasibility studies between Atlanta and Louisville, KY together with coordination of fiber optic right of way negotiations for the Eastern Region. Knowledge of computer applications afforded me the opportunity to commence the process of record automation for the real estate department.

PIPELINE EXPERIENCE -I began my right-of-way career working in a field office for Colonial Pipeline Corporation. Working in Richmond, Virginia, on the final leg of a 36 inch loop transmission line. My involvement as an administrative assistant included maintaining an up to date and accurate line list. I devised a method to account for each and every parcel of property; every road, river, and railroad crossings; governmental permit requirements and a reference chart to determine at a glance the current status of each. My legal background proved to be a valuable asset when conducting title searches, exploring court records for estates, trusts, and wills. Academic skills in research, writing, and contracts allowed me to follow through with reports to management, correspondence to landowners, applications to governmental agencies, and formulation of complicated property agreements.I have completed rural easements from the wellhead for gathering line systems in New Mexico and Colorado, to preparation of easements for urban pipelines to link refinery installations in Long Beach, California product transmission lines, and ship to shore delivery lines, near San Francisco, that crossed sensitive wetlands.
