Robert Taylor serves as the Vice President for KBS Realty Advisors in Newport Beach; CA. KBS Realty Advisors is one of the leading real estate investment advisors in the nation. Since 1992, KBS-affiliated companies have completed transactional activity of approximately $25 billion via 14 separate accounts, six commingled funds, five sovereign wealth funds and five non-traded REITs.Primary responsibilities encompass the underwriting, due diligence, valuation, and asset management functions for new KBS property acquisitions and the disposition of KBS portfolio transactions and financing activities. In this role, Mr. Taylor has participated in the acquisition, disposition and financing of approximately $2.9 billion in gross transaction volume consisting of 17,300,000 square feet of office and industrial commercial properties within major markets across the United States on behalf of various pension fund/separate account, sovereign wealth and private REIT clients. Mr. Taylor also worked as a loan originator and acquisitions officer for KBS Capital Advisors, an affiliated KBS company with an emphasis in real estate debt and the acquisition and or origination of first mortgages, B Notes and AAA-rated structured debt securities. Mr. Taylor was responsible for the sourcing, structuring, negotiation, Investment Committee presentation, and origination of first mortgages and mezzanine loans on behalf of KBS REIT II within the states of Texas, Colorado, Utah, Oklahoma and Kansas. Within the same region, responsible for sourcing, structuring and acquisition of performing, non-performing and sub-performing commercial real estate loans within KBS Strategic Opportunity REIT. Cultivated and maintained a network of over 200 Commercial Mortgage Banking (HFF/JLL/ CBRE, etc.) clients within this territory.

Executed the acquisition of approximately $1 billion in class “A” office, retail and industrial assets across major markets throughout the United States. Responsible for all aspects of the acquisition and financing process inclusive of: generating financial model for investment thesis; transaction pricing; correspondence with investment brokers; correspondence with 1st trust deed & mezzanine lenders; worked with network of leasing, property management, appraisal and local market professionals to verify investment assumptions; Responsible for oversight of individual transaction due diligence, including: lease abstracting, analyzing property operating statements and finalizing cash flow; and Presentation of findings and recommendation to BentleyForbes Investment Committee which consists of the Chairman of the Board, President & Chief Executive Officer, Chief Financial Officer and Managing Director of Acquisitions.

Assisted in the origination, negotiation and closing of $1,000,000,000 in mortgage financing within a two-year period for the Commercial Mortgage Backed Securities Division of Goldman Sachs. Performed transactional due diligence and market analysis for valuation of commercial property categories including office, retail, multifamily, and industrial properties nationwide. Analyzed prospective real estate investment properties, using Income, Cost and Sales Comparison Approach valuation techniques, incorporating NPV, Cap Rate, MIRR and IRR sensitivity analysis modeling. Conducted due diligence including lease/ground-lease abstracting, property inspections, analysis of historical property operating statements, reviewed third party reports and compiled market rent and sales comparable database. Interfaced with Senior Management and the Goldman Sachs Mortgage Desk in transaction deal structuring including: (term sheet documentation and negotiation of economic terms: loan-to-value constraints, interest coverage ratios, interest-only periods, pre-payment methodologies, reserve requirements, earn-outs, release provisions and loan pricing. Assisted in the preparation of internal presentations for Credit Committee approval and “B-Piece” Buyer negotiations during loan Securitization.
