closed down hotel due to covid19.moved to Baton Rouge louisiana with same company to run 2 hotels

i do most electrical and plumbing installs and upgrades. i have saved the hotel over $70000 in my first 10 months. i am a 95% hands-on manager, my salary is less than i desire but my performance and knowledge goes well above my pay. i do whatever is necessary to help our guests, my staff and hotel. there is no I in team. I deal with a lot of vendors negotiating costs and when inspectors come i fix immediately. I keep up on tool and supply inventories and purchasing. I code my invoices, document everything. My department has little to no overtime ever and according to our surveys we are it! i listen to our guests and make decisions on their issues. I am MOD one weekend a month. i help check people out on Onity software, I update the E-checkin on room doors. And so much more

I provide residents with respect and a quick response to their needs, i also provide resident transportation with a bus and chair lift. I respond to staffs needs immediately either it be replacing room call stations, repairing electric beds, wheel chairs, plumbing and electric repairs and upgrades, painting and floor repairs, heat pump repairs, etc, etc

I supervise & delegate work orders and apartment make-ready repairs to 8 tech's & 4 grounds personnel. I walk recent vacated apts & do a pre-inspection of each unit and after a make ready has been completed before county and housing inspections can take place. Hvac repairs and plumbing repairs, i resolve maintenance and resident issues. My inspection goes above all county inspections. . This is a756 unit complex & it is my goal to bring back respect & moral to my department from years of neglect, i've done that. Now i have been moved to a brand of new property!

They are a 4-diamond Boutique Hotel had GS scores in the high 90's Being a Boutique Hotel, every item had to be found or recreated. I saved the Hotel lots of money by getting many bids or doing things in-house. I contacted contractors from past & present to honor their warranties and kept detailed reports from all contacts and follow ups on repairs, kept all lodging, inspections & equipment documents. My job was mostly hands-on but I did lots of clerical work, came up with the best I could for a PM program. Not one area hadany maintenance problems. I walked rooms and property daily. I had one class 3 engineer, that I took with me to multiple properties when I changed jobs. He did the job of two Class 2 engineers, hired him & molded him for a hospitality career, plus he's my best friend of 25 yrs. It is hard to find a great hardworking engineer or Chief who can run a140 room hotel on their own & love every minute of it. so together or alone as a Chief Engineer I can tackle any maintenance issue or guest problem. I try to take my great engineers with me, in all my years of maintenance I have found 2 & I have one of them. can make a big difference for any hotel who wants to increase GS scores not only in maintenance dept. but I encourage all departments to do so, I strive to have my scores in the upper 90's! I learned from this hotel that I'm not ready to be a Director Of Engineering though I'm grateful I had the opportunity to find out, but I could be some day! I did monthly budgeting, purchases of supplies & equipment, HVAC, electrical, plumbing, mechanical, created maintenance programs. Coded bills for payment, met with vendors and contractors. I made a difference at the Moonrise. It was a great learning experienceI have my universal EPA license, up to date on my electrical and city codes and permits, my CPO license expires this month. I have worked in the residential, commercial & industrial sectors only in maintenance/mechanical for over 30 yrs.

I have started a workorder program for housekeeping & the front desk agents, I have created preventive maintenance programs for A/C (blower motors), coils & filters,washers, dryers and ice machines.I interview,hire, train and schedule engineers.I repair all guest rooms in our 181 room full serv Hotel; painting, plumbing, electrical, drywalling and finishing. Resetting elevators when stuck,greet guests and walk guest rooms before occupied,prioritize repairs, organize shop & tools,do inventory, pick-up supplies, run arrands, pool maintenance - chemical & pump operations.I attend manager meetings and suggest ideas for preventive maintenance,guest services and daily maint. activities. I also work closely with the General Manager and much more. If it wasn't for continously late paydays I woild still be there
