A senior finance executive and corporate officer with more than 30 years in the mortgage sector, I now head the real estate finance industry’s leading trade association, uniting the interests of diverse stakeholders, from Main Street to Wall Street, spanning all aspects of real estate finance, including residential, commercial, and multifamily. During my career in the industry, I have directed all aspects of mortgage lending activities, including marketing, sales, operations, secondary marketing, loan servicing, and default management. As a leader of a major financial services consultancy, I worked with a diverse clientele including large banks, independent mortgage lenders, community banks, credit unions, and service providers, offering litigation support and guidance on regulatory implementation and other operational aspects of mortgage banking.

I serve as an expert witness in residential mortgage litigation for top banks and mortgage originators and servicers.

Directed lending activities, including marketing, sales, operations, loan servicing, and default management of $20 billion servicing portfolio. Oversaw average headcount of 450, peaking at 590. Held full profit and loss accountability for expenses averaging $110 million per year. Led mortgage division to drive earnings for bank, providing from 80% to 140% of total earnings from 2002 to 2007.--Integrated Capital One's mortgage origination business into Chevy Chase Bank's platform within two weeks of closing the acquisition.--Grew fundings from $2 billion per year to $9 billion annually for three straight years and grew bank's balance sheet holdings of first mortgages from $2 billion to $10 billion. Contributed to increase in bank's total assets from $5 billion to $16 billion.--Developed three distribution channels (retail, broker/correspondent, and direct-to-consumer) and implemented proprietary method of approving loan applications in bank's 300 branches, which led to large volume increases in the most profitable acquisition channel.--Achieved zero basis points of credit losses on balance sheet mortgages for eight consecutive years (from 1999-2006) and a five basis point loss in 2007.--Earned multiple awards for servicing operation from Fannie Mae and Freddie Mac.--Served on bank's disclosure committee, reviewing 10Q and 10K filings for accuracy and completeness before CEO and CFO signed Sarbanes-Oxley certifications.

Capital One acquired Chevy Chase Bank in February of 2009.

--Tailored product offerings and marketing material for current borrowers to improve recapture rate of prepaying loans.--Directed telesales and operations teams responsible for converting direct mail leads into closed loans.--Oversaw relationship with telemarketing firm for outsourcing some telesales activities.--Managed telesales re-engineering efforts for all retail operations.--Unit closed $950 million in 1995 and achieved portfolio recapture rates as high as 52%.

Opened branch for California-based national lender. Hired and managed sales/operations staff and underwrote loans for parent savings bank's portfolio.

Secured investor outlets for mortgages originated by 16-branch network. Negotiated forward commitments, whole loan sales, and agency MBS transactions.
