I have established a progressively successful work history in cost segregation. I have conducted many cost segregation studies for new buildings, existing buildings undergoing renovations/restoration/remodel, and leasehold improvements. My skill base is extensive and diverse with demonstrated proficiencies in the areas of amusement & recreation, banking, distribution, shopping, manufacturing, hotels, processing, office, restaurant/fast food, and retail/wholesale. I have experience in fixed asset reviews on capitalized fixed assets and property placed in service since 1987 to correct errors, optimize federal income tax deductions allowed under current IRS regulations, compute 481(a) depreciation “catch-up” adjustment, prepare IRS form 3115 and supporting documentation, and integrate results electronically into clients fixed asset software. I have provided assistance in Construction Tax Planning (CTP) for properties currently under design or construction including new buildings, leasehold improvements, expansions, and renovations. I have extensive experience in statistical sampling cost segregation engagements in the retail and banking industries and implementing findings using software to ensure correct depreciation methods and asset class lives for large fixed asset databases. I also have taken a role in the Research & Development tax credit solutions team uncovering and identifying hidden expenditures to help companies find tax credits through their process improvements rather than their design.
