Maintenance Manager
Oversee this 200,000 sq. ft. facility with a staff of 4-Engineers and 6-Kitchen Stewards, maintaining building, grounds, and over 800 pieces of equipment in 15 training kitchens; Annual Budget: $2Mil• Oversees the activity of maintenance staff within the facility• Supervises trade personnel as needed for HVAC, kitchen equipment, fire and sprinkler systems• Administrates and participates in programs and activities involving the installation, repair, modification, and preventative maintenance of utilities, electronics, mechanical, electrical, lighting, plumbing, ventilation and refrigeration systems• Maintains AHU’s and RTU equipment for offices, classrooms, and kitchen hoods• Prepares and administers operating budget and participates in the preparation and coordination of facility capital expense and operating expense projects• Supervises new construction, removal of equipment, and physical changes made to facility• Directs and coordinates the installation, repair, and maintenance of all mechanical equipment and ensures the staff is trained on systems throughout the building• Leads the Safety Management Program with responsibility for life safety systems and building security• Administers snow removal from roadways, parking lots, and walkways• Monitors the testing of generators, water systems, fire detection equipment, and elevators• Trains employees on emergency procedures, including Lock-out/Tag-out• Oversees the installation and startup of new emergency electrical systems, redistribution of emergency power, and department relocation, re-carpeting and office reconfiguration• Prepares and maintains maintenance logs• Monitors and ensures institutional compliance with state, federal, local safety, environmental protection (EPA), fire protection regulations and standards as well as compliance with Environment of Care Standards• Sources and secures vendors and negotiates all maintenance contracts
