Facilities Manager Engineering and MaintenanceFacility management for a 350 apartment luxury, resort style CCRC continues care retirement community, with all levels of care including Independent Living. Assisted Living, Memory Care, and Skilled Nursing. Recruit, train, and evaluate the engineering/maintenance mechanics, painters, and porters. Bid, contract, procure, project management, and oversee all outside contractor repairs . Hands on manager with extensive knowledge to but not limited to boilers, hvac, plumbing, electrical, resident monitoring system, fire alarm, fire sprinkler, emergency generator etc. Work to create a manageable operating budget along with capital projects/items and keep within budget. Create disaster/evacuation plan and the training of all community associates including fire, evacuation, and elopement drills. Work with all local, state, and federal agencies i.e. CMS, ACHA, OSHA, Fire Marshal; health department etc. along with various codes NFPA etc. Setup and use ServiceMax work order management system for timely repairs. Create and manage the preventative/predictive maintenance program to increase the life and ensure equipment is operating correctly and the downtime is minimal.

Hands on manager with extensive knowledge to but not limited to boilers, hvac, plumbing, electrical, resident monitoring system, fire alarm, fire sprinkler, emergency generator housekeeping/laundry best practices etc. Created, trained and managed the housekeeping/laundry policies and procedures including infection control and the creation of all the Safety Data Sheets SDS binders. Work to create a manageable operating budget along with capital items and repairs and keep within budget. Training of all community associates including fire, evacuation, and elopement drills. Work with all local, state, and federal agencies i.e. ACHA, OSHA, health department along with various codes NFPA etc. Created and submitted the comprehensive emergency management plan (CEMP) required by the state. Use the work order management system for timely repairs. Oversee the preventative maintenance program to ensure equipment operating correctly and the downtime is to a minimum .Utilize the E pro online ordering system to stay with purchasing compliance. Work closely with the in company, very thorough Quality Enhancement process, brought score up from previous management 69% to 85% in first 6 months. Traveled to other communities within the region when needed to support and train maintenance/housekeeping directors and associates to implement Atria’s policies and procedures.

Facility management with a skilled nursing community (SNF) and other SNF communities in the region. Recruit, train, discipline and evaluate the engineering/maintenance mechanics, housekeepers, housekeeping supervisors, laundry associates, porters, and security associates. Worked with team to create the housekeeping, laundry, maintenance and security policies and procedures and implemented the same in the other SNF communities in the region. Developed, implemented the disaster/evacuation policies along with the creation of the environment of care binder. Worked with all federal and state agencies to keep community and other SNF communities in the region in regulatory compliance. Well versed on NFPA, OSHA, and Centers for Medicare Medicaid, Life Safety Code, JACHA, etc. Conducted regular fire, disaster, elopement drills. Helped create annual operating budget along with capital budget plan and 5 year capx plan. Bid, hired, and overseen all routine contractor work along with major construction and capitol expense items. Helped implement and utilize the TELs preventive maintenance program Companywide, worked with corporate support, regional, and community maintenance directors to help merge three senior living companies together by creating policy and procedures for maintenance operations to include housekeeping, laundry and security. Traveled to other communities within region to train other maintenance/housekeeping directors and their direct reports.
