All rentals accomplished without the assistance or expense of outside brokers. Maintained ongoing growth of the rent-roll beyond two-year rent renewals and achieved regular rent increases. Managed to maintain an increase in rent-roll ad profit as well as retaining full building tenancy, including during both the 2000 and 2008 financial crises.Responsible for management of all aspects of building services including maintaining all insurance coverage, security, repairs, maintenance and safety; hiring and oversight of employees payroll.Developed a proprietary financial statement tracking buildings expenses, revenue and profit for partnership/ ownership monthly review and updates. Responsible for all financial activities and decisions, including bookkeeping and balancing of all aspects of the company finances as well as check writing, invoice approval and balancing of all checking accounts and partners’ draw accounts. Also, handled all aspects of tenant accounts, including any rent arrearages, payment of real estate tax and metered electric where applicable. Responsible for all compliance and maintaining all necessary books and certificates for NYC requirements as it pertained to FDNY fire suppression, maintenance documentation as well all certificates including boiler, bulk oil and elevators. Wrote, designed and instituted building’s Emergency Action Plan.Real Estate asset sold for 101 million.
