I acquire existing dental practices by agreeing a new lease, taking an assignment, or purchasing the freehold. I also take an active role in merger and relocation opportunities into green field sites when they arise or are required due to operational issues. I am responsible for the negotiation of rent reviews and lease renewals. I work closely with the operations department, the in-house legal team and external property professionals to ensure that the estate is aligned with the strategic goals of organisation.I take an active role in the management of the estate by working with our facilities team to ensure that our repairing and decorations issues are dealt with in an efficient manner and the practices offer a good customer experience. I also liaise with Landlords and agents to agree licences to alter and to overcome service charge and planning issues.

• I manage a wide array of properties in South Wales with a particular focus on industrial units and city centre leisure schemes.• I have experience of managing a variety of service charge budgets including setting the initial budget, forecasting, reporting and reconciliation. I have been able to improve the efficiency of budgets through a combination of negotiation and monitoring whilst adhering to the RICS service charge guidance note.• I am familiar with the different approaches available when collecting rent arrears, buildings insurance and service charge. I understand the importance of clarifying what is reserved as rent under the terms of the lease before deciding which approach to use. In certain instances I have advised the use of bailiffs and arraigned for units to be repossessed on behalf of a client. • I have developed a number of strategies to help landlords reduce utility costs and empty business rates liabilities..• Despite adverse economic conditions I have consistently been able to maintain a high level of occupancy in the properties I manage through active management and innovative letting approaches.• the role I have played in lettings has included devising marketing strategies, designing particulars, negotiation with tenants and their representatives, drafting heads of terms and guiding all parties through the letting process until completion.• I have also gained asset management experience and have managed the purchase and disposal of a variety of properties.
