I manage 20 houses that have a worth from 1.2 million to over 10 million in a gated private community. In each house I complete periodic inspections of each house and note all the deficiencies to be corrected. All houses are maintained to keep its fresh appearance.I also project manage any construction changes that the client requests.

I was a construction superintendent I was in charge of building $280K to $520K homes. I was responsible for scheduling all subcontractors from clearing to completed home. I ordered all materials for the subcontractors. I would ensure quality construction and make sure the home was being built to specifications set by the contract. I would meet with Homeowers several times during the construction process to discuss the phasse of construction and special stipulations of the contract.

I had many resposiblities while at the company. I held many positions from Warranty Mangager to training and overseeing all superintendants. I also was in charge of finishing homes that were behind schedule while working with the homeower to ensure confidenceAs a Project Manager, I was responible for the quaility of construction, scheduling and keeping my residential projects on budget from start to completion.As an estimator, I would do Unit Price Estimating for every Model Home plan to set sale prices. I would also estimate all upgrade choices for specification changes on every project..

I worked on high end residential and commercial projects.I was responsible for putting together bid packages for hopeful projects. Once awarded the project I was in charge of the project from construction and scheduling to budget conformity. I would quality control each construction phase to insure it met with the drawings and specifications. I would schedule meetings with the clients to go over the progress and discuss any change orders for each project.

I would complete material takeoffs for each project to be used during the construction process for all phases. I would approve each sub contractor draw request on completed stages each week. The client would sometimes request changes to the original contract that needs a price before they can approve it. I would complete a unit price estimate in a timely manner so not to effect the scheduling process.

I was an on site construction manager and during my employment I built over 300 homes ranging from 120k to 600k.I was responsible for all aspects of construction to include hiring of subcontractors for each project. I would schedule each phase of construction and order all materials to be used to agree with the drawings and specifications. Once the subcontractor was finished and I have inspected his work I would approve each payment draw. The project would not be complete until the final inspection is done and all punch items were complete.

I was responsible for working with each department head to put together a budget proposal for each construction need. When the project budget was approved I would complete construction drawings and initiate a bid with three contractors. I would award the winning contractor and oversee the construction process. Once a month I would approve construction draws. The projects I worked on during this time would range from 6k to 5 million.
