Serves as Alternate Project Manager and assumes that position at any time that the actual Project Manager is absent. During these periods of acting as Project Manager, will have the same responsibilities and authority as the actual Project Manager possesses. Supervisor of a multi-talented maintenance crew for the operation and maintenance of buildings, building equipment, and systems reasonably similar in size and characteristics as the facility of the current contract. Conduct quality control inspections, on-the-job training, project estimating, contract negotiations, and actual experience in task accomplishment of the equipment installed at his location. Responsible for all aspects of the operations, maintenance, and repair of essential equipment and systems of the buildings and ensures all service requests, preventive maintenance, and any other mechanical, architectural, structural tasks are performed in a timely and professional manner. Provide oversight and quality inspections for the Porters/Custodians and grounds subcontractor. Responsibility, with the help the maintenance staff, to make sure that all of the environmental conditions are in accordance with the preset parameters of the Building Management System (BMS) and that temperatures are within the correct limit, as indicated in our Building Operations Plan. Serves as a supervisor in federal government buildings and performs duties associated with the operation, maintenance, and repair of refrigeration and air-conditioning and heating equipment. Supervise all journeyman crafts persons and provide training and guidance to his or her subordinates.

PURPOSE: Coordinate all aspects of custodial operations. ESSENTIAL FUNCTIONS-Supervise custodial staff in accordance with State Department policies and applicable laws.-Responsibilities include: interview, hire, and train employees; plan, assign, and direct work;reward and discipline employees or make such recommendations to the appropriatemanager; address complaints and resolve problems. -Assist owner with wage increases and job performance evaluations.-Retrieve and track time sheets for custodial employees.-Schedule custodial staff to perform: sweeping, scrubbing, vacuuming and mopping, dustingand polishing; window cleaning; carpet restoration and extraction cleaning; resilient tilecleaning, restoration, and waxing; furniture and upholstery cleaning; restroom cleaning andrestoration; disposal of trash; seasonal deep cleaning and restoration of all buildings; set upand tear down activities for campus and public events.-Monitor to ensure that all custodial equipment is used, maintained, and working asspecified; work with vendors seeking out new or more efficient custodial methods, tools,supplies, etc.-Suggest and implement changes in work practices for better efficiency and quality. Useinformation to make positive changes, become more efficient, improve quality of service,maintain safety, and motivate workers to achieve consistently high standards.-Process and record purchase requisitions. Assist with project estimates. Maintain, research and submit information regarding custodial operations budget as requested.-Issue, maintain inventory of, and estimate project costs of needed custodial supplies andequipment. Maintain and monitor key inventory system, record storage.-Ensure compliance with established safety and maintenance standards and housekeepingpractices. Assist with the identification of and completion of safety training. Organize andensure proper storage of MSDS sheets.
