A two and a half year contract assignment as acting Director of Facilities and Engineering;Responsible for the oversight of 350,000 sq. ft office building on a 90-acre campus in Monmouth County, NJ. Direct all campus activities related to the site including staffing, landscaping, snow removal, equipment maintenance & waste management. Manage vendor contract negotiations, operating budgets, interior construction projects & major capital improvement program. Responsible for establishing security and emergency evacuation procedures and training. Work with Senior Management to ensure positive employee experience.

Provided operational and financial management for a 1.6M SF Class A high rise building in Lower Manhattan (MTA, 2 Broadway, NYC) including oversight of building systems and infrastructure.Managed on-site staff consisting of Building Manager, Administrative Assistants, Construction Project Manager, 16 Engineers, and 72 Janitorial and Security employees for the Metropolitan Transportation Authority.Established Energy Star platform to benchmark the building; managed process to obtain Energy Star Designation.Developed and managed capital and tenant improvement project programs, and reduced operating costs $3.2M thru chiller/cooling plant adjustments and material/supply procurement improvements.When property sustained severe water damage in Superstorm Sandy, managed initiative which resulted in reopening the building in 19 days; average area commercial properties, with similar water infiltration, incurred 3-6 month shutdowns.

Services included project and construction management, general contracting, building operations, staffing, infrastructure, facilities surveys, owner’s representation, project design, value engineering, feasibility review, due diligent reporting, building valuation services, punch out and startup/ sign off on new construction projects.
