Work directly with designers, engineers and trade partners to develop initial luxury design/build project scope, proposal, cost and budget to assure profitability and accuracy. Generate and manage project schedule; responsible for conducting team meetings, delegating tasks, and managing all project activities across multiple departments and functions. Exert forward thinking to troubleshoot and resolve issues as they arise. Visit job sites daily to review quality and accuracy of completed work, as well as ensure the job site preparation for the following phase/trade. Review, record and negotiate trade estimates, invoices, client payments, change orders as well as material inventory. Provide a daily status report to the homeowners and log all project activities using Builders Trend software. Uphold the highest level of customer service and an enduring team environment. Communicate project status, risks, and opportunities to executives. Fill in for trades when necessary to keep project moving and keep schedule accurate. Complete punch list tasks on all projects.Use industry knowledge and experience to determine special requirements and asses risk for older homes with unique challenges prior to creating the project scope and estimate.

Prepare project proposal, cost, budget and schedule to assure profitability and accuracy. Develop a design scope and plans that suits currents design trends and offers maximum profitability. Responsible for supervising and working hands on with trades and vendors. Oversaw every aspect of project from demolition to staging the completed project for sale. Exert forward thinking to troubleshoot and resolve issues as the arise. On multiple job sites daily to work hands on with the trades and review quality of work and accuracy to plan. Review, record and negotiate trade/material estimates and invoices. Provide a daily status report to the group of investors and/or property owners. Lead an enduring project team and keep the energy on the projects high and positive to maintain an ideal working environment and trade loyalty. Complete punch list items on projects. Fill in for trades when necessary to keep the schedule on track. Completed an average of 35 “flips” per year for four consecutive years.
