Construction Management West, San Francisco, CA 2009 – 2019 Construction Manager Administer construction contract per contract terms, owner’s procedures and Vanir’s guidelines. Assemble PCO/CO package for owner approval, with necessary backup. Conduct pre-bid and jobsite meetings with contractor. Ensure correspondence logs, RFI, submittals, PCOs, COs, change requests and disputes are maintained. Review and endorse timesheets and expanse reports of assigned staff. Regularly keep owner informed of project status, including cost, schedules, claims and other issues. Prepare and publish monthly reports.PROJECT SPECIFICS: HIGHLAND HOSPITAL ACUTE TOWER REPLACEMENT $668 million project in Oakland, CA, on hospital’s 14.4-acre site. Design and construct two new buildings, front entrance and courtyard complex. Demolish six existing buildings on site. Project consists of three overlapping phases and will be completed in 2017. Phase I: 3-story medical office building with 180,000 sq. ft. underground parking garage. Phase II: 9-story acute care tower, 250,000 sq. ft. with a 169-bed capacity, for inpatient services and central utility plant.  Phase III: Demolition of existing acute care tower, construction of central courtyard and campus entrance.

Recruited by the Vice President of the West Coast Division to manage Construction Services for the Banking Industry from the architectural review of the project through closeout. Duties included negotiating contracts ranging from $1 million to $4 million. s

Responsible for Tenant Improvements for retail and commercial construction from the inception of the project through completion. Duties encompassed writing and preparing proposals, negotiating contracts for projects ranging from $50,000 to $1 million, including estimating, purchasing, scheduling, project buyout, contract writing, project oversight and financial closeout.

Successfully completed a contract to move Southland from a Residential Remodel to a Commercial Construction organization. Responsibilities included oversight for Commercial construction projects to ensure timely completion and within budget. Additional duties included writing and preparing proposals, negotiating contracts ranging from $50,000 to $1 million.

Managed Construction Services for the Banking Industry from the inception of the project through closeout. Additional duties included writing and preparing proposals, negotiating contracts ranging from $50,000 to $2 million.
