ROLE - Volunteers of America - Greater New York (VOA -GNY)I was hired in 1992 to conduct a survey and prepare a report to Management on the issues and anticipated CAPEX costs for the Owned and Leased Property Assembly used by VOA Programs. In 1992 the inventory of Property Assembly was about 950K sf and due to institutional real estate strategies, the implementation of facility management procedures, staff training and working groups the Property Assembly had increased to about 1.7M sf by 1999. Since then VOA GNY has increased the amount of Facility at least 4 times and provides programs in NYC, Long Island, NJ, CT and is still growing. As I grew within VOA-GNY I was given leadership and responsible for the CAPEX initiatives and developing the Facility Management Procedures. The management experiences, management outcomes, project types and project outcomes are too numerous to state in this document. IN SUMMARYVolunteers of America - Greater New York (VOA-GNY) provides programs and facility - Schools for Developmentally Challenged Pre-K Children and Adults, Housing for Special Needs Programs (Youth, Group Homes, Women, Corrections, etc.) and operate large capacity Shelters for the City of New York and Westchester County for Homeless Families and Individuals. I conducted assessments, prepare CAPEX budgets, provided oversight of facility construction and deferred maintenance for 1.7M sf. I participated in realestate acquisition, negotiation of lease terms, strategic planning, staff training and reorganization of property and facility operations for VOA-GNY.
