Prologis / Catellus Development Corporation (via merger). (June 1998 – December 2008)Vice President, Project Management Prologis - Dallas, Texas (September 2005 – December 2008)Oversight of new building development and construction projects within the Central Region of the U.S. for the largest international Industrial REIT. Completed 10 industrial warehouse projects totaling 3,500,000 sf representing $90,000,000 in hard costs. Conducted due diligence and feasibility analysis for over 250 acres of land acquisition transactions.• Project planning, scheduling, budgeting, proformas, design, entitlements, estimating, negotiating/awarding of contracts, contract management, leading project meetings, initiating/negotiating change orders, processing draw requests, cost to complete forecasts, and oversight of all project file documentation.• Land Acquisition and Disposition: Performed all due diligence, platting, rezoning and financial feasibility analysis in conjunction with preparation of all conceptual and hard cost estimates, and schedules. Assistant Vice President Catellus - Dallas, Texas (March 2000 – September 2005) Constructed over 8 million sf of industrial warehouse/office space representing $175,000,000 in hard costs, formulated and implemented land development strategies on 1700 acres of land, for a $2B national NYSE corp.• Key member of negotiating team awarded the Master Development Agreement with the City of Austin for the Mueller Project, a 711 acre traditional neighborhood urban redevelopment of the closed Austin Airport. Managed master planning, due diligence, budgeting, entitlements and the design of initial phases.• Conducted preconstruction estimating in pursuit of build-to-suit projects and land acquisitions for business park developments. Successfully awarded, developed and constructed Ford Motor Company warehouse facilities totaling 953,000 sf in Texas, Kansas, Virginia and Indiana. • Hired, trained, supervised and mentored all Project Managers in the Central Region. Established and implemented company standard specifications, cost controls, forms and procedures within the Region.• Selected, employed and contract management of architects, engineers, contractors and consultants. Final signing authority for all construction related contracts in the Central Region in excess of $100,000. Oversaw Region’s project accounting and project administrators.

Construction Project Manager – Catellus – Irving, Texas (1998 – 2000)• Designed, permitted and constructed two low-rise office buildings for Avaya and Brinks in Coppell, TX.• Directed construction of a 1.2 million sf build-to-suit logistical warehouse campus for APL.• Managed the design team, consultants and contractors, liaison with all utility and governmental entities, as well as establishing and maintaining overall project schedules and budgets.• Evaluated and negotiated oil and gas drill site, pipeline and various easements for developmental impact.• Participated in 1031 Tax Free Exchange transactions utilizing a deal matrix using Catellus Const. Constructed a corporate campus including a 55,000 sf office complex which utilized an ice thermal storage mechanical system, with accompanying 400,000 sf warehouse facility. • Designed retail store layouts, supervised CAD services and awarded construction contracts for 10 new Michaels / MJ Design stores, and remodeled 17 existing vacant lease spaces into Michaels / MJDesign stores.• Negotiated nationwide purchasing contracts with vendors and suppliers of major store components and furniture, fixtures and equipment (FF&E) requirements.• Created MJ Design standard specification manual and established store prototypes for 40,000 sf stores.

(1991 – 1993) Project Manager / Superintendent - Houston, Texas • Responsible for on-site subcontract and personnel supervision, scheduling, acquisition of bids and client relations for a General Contractor resulting in customer satisfaction for construction contracts ranging from $30,000 to $2,500,000.• Project types included ground up buildings, bank and restaurant remodels, tenant leasehold improvements and upgrades of buildings for ADA compliance.

Goray Development Company / Stonemark Development Corporation/ National Self Storage (1987 – 1990) Construction Manager - Boca Raton, Florida• Land due diligence, environmental assessment, government approvals, construction and contract administration, construction loan applications, and development of budgets for over $55 million in multi-family, and mini-warehouse projects in Florida and Tennessee for a private developer.• Prepared documents for bid proposals, then solicited and evaluated competitive bids from contractors and vendors. Reviewed and awarded contracts for design/construction. • Designed prototype apartment layouts, using a unique Outinord™ poured in place concrete system for all of Stonemark Development Company’s projects.
