Responsibilities included all aspects of the acquisition’s process, including: sourcing the opportunity, initial screening of properties, underwriting prospective investments, creating pro-forma cash flow models, assembling investment committee packages, and shepherding the purchase through closing. Maintained positive relationships with brokers, developers, REITs, banks and institutional real estate owners.

Refinanced two separate shopping centers in different Midwest locations and with complex ownership structures; one a bridge loan, and the other a CMBS loan. Total loan commitments combined were $15 million. Additionally, I commenced the refinance process of an additional four properties before being asked to transition into a new acquisition's role. The remaining four refinances Occurred in Q4 of 2014. Managed the company’s efforts to recapitalize a six-property portfolio with a total projected capitalization of over $125 Million. Prepared detailed Argus and extensive Excel models to analyze the portfolio’s cash flow and identify potential restructuring possibilities. Oversaw the weekly efforts of third-party investment bankers and met and presented to multiple debt and equity sources. Received and negotiated 5 separate term sheets which resulted in one eventual joint venture partner with an equity commitment of over $30Million.Performed frequent ad-hoc financial analysis as necessary, including property valuations, lease analysis, development proformas (in Excel and Argus), waterfall return calculations, and joint venture structure analysis.Co-managed Tri-land’s legacy assets and, together with bankruptcy counsel and Tri-land CFO, strategically positioned the assets for best results through the legal system and secured creditor disputes. Built complex model detailing the waterfall and return structure for $2.5 Million of new equity investor capital for a six-property portfolio and assisted in the preparation of Reg. D Private Placement Memoranda and Investment Summary for potential subscribers into a complex new ownership structure.
