The Regatta Seaside, an iconic architectural landmark, is a luxury high-rise condominium community located in beautiful Marina Del Rey, California. Located seaside on Santa Monica Bay, the Regatta is a 20-story concrete tower that contains 224 high-end condominium units. The project was designed by GMP Architects and developed by Crescent Heights Inc. Resort-style amenities include an Olympic-sized heated pool, a full-sized health spa/cardio theater, landscaped sundecks, Multi-media screening room with Dolby sound, secured-access high-speed elevators, a business/conference center, a two-story wood and terrazzo lobby and 24-hour front desk with valet parking.

Tasks accomplished include: reorganize staff; develop risk assessment and management programs; create effective management layer; propose creative insurance procurement procedures; impose adherence to the collection policy and reduce delinquencies; implement the hiring of an independent security company with 24 hr patrol while not raising the budget; develop supervisor training programs for staff; initiate the process to gain FHA certification for the building; create and foster new forms of communication to members; develop and oversee green initiatives that reduce the carbon footprint for Regatta; facilitate and oversee the CDL repair process, as well as development of a prioritized list for repairs; oversee creation and implementation of a more effective ARC process, with an emphasis on sound attenuation and hardwood floor installation;manage and reduce water claim issues; and oversee the concept development of a newly redesigned entryway. Executive DirectorKapalua Resort Association May 2006 - May 2009Executive Director of the Master Association of the Kapalua Resort on Maui. The Kapalua Resort annually hosts the first PGA event of the season with the Mercedes-Benz Championship; as well as the previous site of an LPGA event in the fall. Although it is best known its unparalleled service levels, five diamond amenities, award winning golf courses and stunning beaches, during my tenure, the Kapalua Resort branched into many eco-sensitive amenities, including coastal walking trails, watershed preservation, beach nourishment programs, native species reintroduction and habitat protection for wildlife. The Kapalua Resort Association includes eight individual homeowner’s associations with almost one-thousand homeowners, the Ritz-Carlton, Kapalua,the Ritz-Carlton Residences and multiple restaurants and amenities. The HOA’s range from traditional town-home condos to expansive, single family homes on multiple acreage, view lots..As the Executive Director of the Resort Association, I was tasked with the day to day management of the common areas as directed by a five member board of directors. Additionally, I was engaged with, and oversaw the operation of Resort Security (including the installation of a wireless security camera system); interfaced with Resort Development; attended board meetings with sub associations; hosted community meetings with homeowners; maintained and integrated a resort wide shuttle system; worked on a panel of experts to develop a unified signage program; lead the association in community outreach/relations by representing the KRA at public hearings; developed a beach nourishment program; worked with the resort's development department to build an eco friendly, coastal trail; reestablished a full accounting of association duties and areas of control; oversaw water reduction efforts; built bonds with neighboring resorts outside of Kapalua; and finally worked on the execution of a road improvement for a main roadway. .

General ManagerOutrigger Hotels & Resorts 2001 - 2006Honolulu, Hawaii , UsNapili Shores Resort is a tropical, low-rise, bungalow resort nestled on the south end of scenic Napili Bay. With over 150 units, two full service restaurants, two pools, generous tropical gardens and full resort amenities, the property is a favorite of families and repeat guests. A marketing phrase I coined while at this property was, "This idyllic location is where Kapalua would have developed, if they had first choice!". As a thirty year old property, Napili Shores was governed by two distinct board of directors and offered generous latitude for strategic initiatives. Over the course of five years at this property, Napili Shores rose to the top of the Outrigger Hotel Chain for guest occupancy. Additionally, under my leadership, the staff became a feeder to assist other properties with training and support. Due to savvy management and employee support, Napili Shores repeatedly garnered awards; such as repeated classification as a resort that "Set the Standard" as measured by the brand's guest satisfaction survey. When the property needed to be upgraded; staff developed the ability to oversee, and MANAGE the entire construction process utilizing direct employees hired for the job. By not outsourcing the work, the rental program completed the project in roughly half the cost of competitive bids. In a similar fashion, a full redesign of the landscaping was initiated in 2003. The project was completed for roughly a third of the budgeted amount. Other measures developed during my tenure include: innovative guest welcoming packages, creative marketing by developing and directing a property specific video, closing the loop on upward management appraisals, renegotiating two union contracts and the elimination of previous grievance issues, created and updated in-house capital reserve programs for both the rental program and the association, fostered and created a unified marketing message for the entire property and built a ground up, reorganized staff. -
