Manage research, stakeholder convening, and technical assistance programs of the Home Performance Coalition (formerly the National Home Performance Council), a national non-profit organization dedicated to promoting residential energy efficiency. Responsibilities and accomplishments include:- Coordinated a national campaign to reform utility cost-effectiveness testing through "best practices"​ and a new test framework that contributed to improvements to the test process in at least eight states;- Led a national standards working group that successfully developed four new data standards that have reduced costs for energy efficiency programs, increased the accuracy of modeling software, and facilitated data exchange between energy programs and MLS (multiple listing service) databases and appraisers; - Co-wrote a paper on integrating energy efficiency data into real estate transactions that is now being used as a model in many states;- Co-wrote a paper on integrating smart grid and smart home devices into energy efficiency upgrades;- Wrote set of recommendations to put the residential energy efficiency industry on a path to scale;- Co-chaired and coordinated a stakeholder process to respond to the Department of Energy's proposed revisions to the Home Performance with ENERGY STAR® program; - Played key role in developing financial, HR, reporting and other systems for NHPC during it's "start-up" phase, and in fundraising for general operations and special projects.

Played key role in national non-profit dedicated to improving the quality of mortgage lending in the U.S. Specific responsibilities and accomplishments include:- Assisted with the development and implementation of software tool to check the appropriateness of mortgage lenders' pricing and co-authored paper on preliminary findings;- Co-authored a paper on the performance of mortgages secured by manufactured homes that has been referenced by Federal agencies, lenders, non-profit organizations and others;- Authored a paper on the challenges involved in appraising manufactured housing that has been used as a guide for reforming practices in this area;- Created educational materials regarding fair lending issues and assisted in development of national fair lending standards.

Responsible for providing technical assistance supporting residential energy efficiency initiatives implemented by the Energy Programs Consortium, a non-profit organization that supports state energy-related programs and policies. Specific projects include:- Assisted with launch and development of new energy efficiency mortgage product;- Assisted in research and writing of research report on energy efficiency financing.

Successfully rebuilt Hope Community, Inc., one of New York City's largest, oldest and most successful community development organizations. Restored Hope's finances to sound footing, rebuilt key departments, expanded scope of programmatic activities, and gave the organization a reputation as the go-to organization within the city's community development field. - Created strategic plan to guide organization through period of market change;- Played key role in designing response to an RFP for a $700 million mixed-used development project in Upper Manhattan, and successfully negotiated a 13.3% equity stake for Hope Community on the winning team;- Oversaw loan closings for two construction projects, a $27 million new construction joint venture partnership and a $2.5 million rehab;- Led the creation of a new initiative to preserve distressed Federally-subsidized properties through acquisition and rehab (two deals worth approx. $21 million and $6 million pending at departure);- Rebuilt property management department responsible for the Hope Community portfolio of 70 properties (1,200 residential and 42 commercial units).

Oversaw creation and growth of department responsible for all fundraising, communications, social services, tenant organizing, and economic development activities. - Rebuilt organization's fundraising capacity, re-established relationships with funders, raised over $300,000 for operations and projects, and $750,000 in capital grants;- Wrote housing development business plan;- Created and implemented organization's communications strategy.
