Duties include supervising up to three part-time maintenance and janitorial staff members, deposits, applicant screening, maintaining wait list, resident relations, collections, dealing with vendor contracts and bids, preparing applicant files and annual recertifications, leasing, coordinating resident activities with volunteers including weekly Food Bank Distribution, Summer Lunch Program, Farm to Pantry program,, Zumba and more, invoice processing, move-ins and outs, dispositions, legal notices, expense control, daily use of Yardi Voyager, Yardi Marketplace and Outlook.

On-site Resident Manager of Horizon Ridge Apartment Homes in Henderson, NV consisting of 200 conventional luxury units and previously at Falling Water Apartment Homes in Las Vegas, NV consisting of 288 conventional luxury units. Duties include supervising up to 8 staff members, deposits, applicant screening, resident relations, collections, dealing with vendor contracts and bids, preparing applicant files, annual lease renewals, leasing, coordinating monthly resident activities, training, invoice and purchase order processing, move-ins and outside, legal notices, eviction filings, budget preparation, budget reconciliation, expense control and using MRI daily.

On-site Resident Manager of Westlake Village Apartments in San Marcos, CA, consisting of 106 Tax Credit and Home Fund family units in San Marcos, CA. Also responsible for overseeing Paseo Del Oro, 120 Tax Credit and Market Rate units and Villa Serena, 136 Tax Credit units in San Marcos, CA. Previously managed La Mision Village and Cape Cod Senior Villas in Oceanside, CA, consisting of 80 Tax Credit and Home Fund family units and 36 Tax Credit senior units. Duties include supervising up to 10 staff members and duties similar to those above, but was Tax Credit affordable housing, which required meeting strict recertification deadlines, HUD voucher paperwork and assisting and training at sister properties.

On-site Resident Manager of Trabuco Villas Apartments in Lake Forrest, CA, consisting of 132 conventional units going through renovations implementing aggressive rent increases, while overseeing other properties without managers. Previously managed The Devonshire Apartments in Hemet, CA, consisting of 278 conventional units. Duties include supervising up to six staff members and very similar to those above except was conventional. Daily use of Yardi Voyager, Outlook and Yieldstar. Devonshire was an underperforming property when I arrived, but me and my team increased occupancy and revenue collection to consistently achieve budgeted NOI.

Duties include compliance auditing of all Tax Credit, Bond, Home Fund and Bonus Density files including initial and annual recertifications for entire company portfolio including California, Utah, Arizona and Washington, Bond Recap reports, Project Summary reports, file corrections, audit responses and correspondence to owners and asset managers, compliance training of on-site staff, implementing improvements and overseeing mass recertifications.

Resident Manager of Orchard Club Apartments and Sunrise Palms Apartments in Las Vegas, NV, consisting of 342 Tax Credit and Home Fund family and senior units. Duties similar to those above at Essex Property Trust, but also including supervising eight staff members, initial file certifications and annual recertifications and filing evictions directly with the courts without use of attorneys.

On-site Resident Manager of Vintage Pointe Senior Apartments in Oceanside, CA, consisting of 322 Tax Credit, Bond, Home Fund and Mixed Market Rate senior units. Duties included supervising nine staff members, completing the successful lease of of Phase II and duties similar to those above.

Duties included supervising a lease up, an acquisition rehab, six properties, 17 employees, weekly property inspections, hiring, resident relations, dealing with vendors, deposits, applicant screening, maintaining wait lists, reviewing and auditing files, annual lease renewals, move-ins and outs, creating and monitoring budgets, oral and written correspondence to owners, legal notices and evictions, bookkeeping, coordinating resident activities, conducting monthly board meetings and marketing.

On-site Resident Manager of Villa Loma Apartments in Carlsbad, CA, consisting of 344 affordable housing Tax Credit family units. Duties included supervising eight staff members, successfully completing final phase of lease up, started Kid's Club Program and Neighborhood Watch and duties similar to those above.
