As President -- Northwest Florida Region (largest real estate division of St. Joe, then the largest private property owner in Florida), I had responsibility for five counties including oversight of development activities, resort and club operations, homeowner relations and interfacing with all government agencies and elected officials. I also oversaw the implementation of the company's Hurricane Preparation/Evacuation Plan.During my last three years with the Company, I served as the President of the West Bay Sector, the then largest mixed-use community in Florida with conceptual entitlements for 37 million square feet of commercial/industrial space and 27,000 residential units. The Sector included 75,000 acres that surrounded the Northwest Florida Beaches International Airport which opened in May 2010 as the first new international airport constructed in the U.S. since Denver in 1995. --Managed project development and economic development teams--Led the Company’s negotiations with Southwest Airlines to create a three year break-even backstop guarantee to induce the airline to initiate service at the new airport--Negotiated a Through-the Fence Agreement with the Airport Authority, approved by the FAA, that created a process for implementing access from Company lands to airport runways and taxiways, increasing the economic development potential of Company industrial land adjacent to the airport--Concluded an agreement with CB Richard Ellis, the largest real estate commercial brokerage firm in the country, to attract aerospace and defense contractors to Venture Crossings, the first development phase of the West Bay Sector

Founder/Co-Founder of three small real estate investment firms, which sought to identify target companies and/or real estate assets to reposition or otherwise create value in anticipation of monetizing in transactions with third parties. Activities included: --Assembling properties at the intersection of the Sawgrass Expressway and Highway 595 in Broward County, Florida and conveying the combined tract to a commercial developer--Acquiring properties along the proposed extension of International Drive south of Sea World in Orlando and coordinating property owners along the proposed extension to create funding for construction of the roadway that in turn increased property values--Initiating the creation of a joint venture between a landowner and a development partner for the development of 400 acres at the Epcot Interchange in Orlando. That project has been developed into 1,000 timeshare units, a championship golf course and 1,500 Hilton hotel rooms, 500 of which represent the first new Waldorf Astoria hotel built outside of New York City.

Hawaiian Islands

In a difficult political climate, I worked tirelessly to build integrity and trust with the Governor, unions and the culturally diverse Hawaiian community while balancing the need to create value for the Company’s stakeholders.--Managed the firm's 1,000 employees and holdings that spanned 4 islands and included thousands of acres of owned and leasehold lands in addition to 4 operating sugar plantations--Built a real-estate team to plan and develop real estate communities on the islands of Oahu and Maui--Created the first public/private partnership with the state to preserve rain forest watershed on West Maui.

Boca Raton, Florida

As General Counsel I had responsibility for the legal affairs of the Company in Florida, Georgia and California as well as the operational oversight for the Company's projects on the west coast of Florida (Longboat Key) and in California (Coto de Caza). Led the Company's negotiations to acquire (a) the real estate assets of the Telluride Ski Resort; and (b) the last development rights on Catalina Island; however, negotiations were terminated with the advent of the sale of the Company.

Orlando, Florida

I represented many local and out of state developers and investors, many of whom were motivated by the opening of Walt Disney World. I Chaired a Citizens Task Force of the Orlando Airport Authority to create a Foreign Trade Zone on 1,000 acres of airport land. I also represented a major Orlando developer in the negotiations of a joint venture with The Royal Family of Saudi Arabia for a project on the Red Sea. Project discussions were later terminated when King Faisal was assassinated.
