Building Operator - Operations Response to Hot and Cold Tenant RequestsThe object of this goal is to ensure that the Building Operations Staff are responding to tenant HVAC requests in a consistent manner and with a focus on problem resolution. The target of this goal is to improve tenant comfort in support of tenant retention initiatives. The secondary target is to prevent our operations staff from making extraordinary adjustments to the mechanical systems and to improve customer service.* Ensure all hot or cold call tenant requests include a proper description of work.* Ensure all hot or cold tenant requests are followed up after 24 hours and that findings are recorded in the TR.* Escalate, in writing tenant requests that cannot be satisfied to the property manager for discussion.* Understand repeat issues and work with your property manager to develop potential resolutions to resolve legacy issues. - Tenant Facing Facility Conditions, LightingThe object of this goal is to ensure that we are maximizing energy efficiency in lighting* Manage lighting performance including at minimum the following:o 99% operating target including ALL tenant spaces (where applicable i.e. Glenmore 19 & 20)o 100% Consistent bulb coloro Light lens cleaning at all light changeso Group re-lamping (i.e. We change the bulbs in an entire office rather than one fixture) In consultation with your PM.o Light Carts must be used to complete lighting rounds and cart must be stocked and maintained in a professional condition* Maintain adequate lighting inventory.* Ensure exterior lighting is operating fully to ensure tenant safety.* Ensure exterior lighting is programmed to suit seasonal requirements.* Understand T12 or incandescent lighting conversion requirements for your sites and ensure all areas requiring conversion are captured in the annual budget for the facility.* When proposing lighting retrofits or contr
