Our commitment to this vision is evident in the project samples below.(1) As the lead developer for the redevelopment initiative of the Medusa Portland Cement Central Offices property in Cleveland Heights, OH, Roger and his team secured $2.2 million in State and Federal Historic Preservation Tax Credits along with a 15-year property tax abatement. The scope of the Medusa adaptive reuse project involved converting a mid-century office building into market-rate apartments, constructing two additional apartment buildings, and establishing coworking space. (Media coverage can be viewed in the featured links below.)(2) Bliss Partners successfully led the team in winning the Request for Proposal (RFP) for the city-owned site in the Cedar Lee Commercial District in Cleveland Heights, OH. In this role, Roger united the RFP team, drafted and presented the proposal to the city and community meetings. This victory in the RFP competition granted the RFP team exclusive development rights to build a $20 million mixed-use project utilizing a 30-year Tax Increment Financing (TIF).

In his various roles, Roger made significant contributions to company operations at Cleveland Bricks, LLC (CB), a company dedicated to revitalizing disinvested neighborhoods in Cleveland and northeast Ohio.Starting as Director of Operational Excellence and later becoming Director of Construction Operations, Roger played a key role in assessing and improving CB’s new construction operations. He enhanced subcontractor recruitment, streamlined processes for better quality and cost efficiency, and initiated an office renovation to foster collaboration. His tenure at CB demonstrated a commitment to delivering quality work with a focus on efficiency.

At Brickhaus Partners, Roger's work included planning and execution of high-end, urban infill projects. He garnered cooperation among key partners including subcontractors, government and community entities to ensure timely project completion. He also directed industry standard improvements to internal operations and coordinated activities for project entitlements and land acquisition.

Worked closely with the City of Wickliffe to promote the benefits of mixed-use pedestrian-oriented neighborhoods required for meeting the rising demand of aging in place housing and for the economic revitalization of the adjacent retail and office space. The Wickliffe Main Project Design meets the US Green Building Council LEED-ND standards for Green Neighborhood Design. The Wickliffe Main Project, a public-private partnership in which the city created a Tax Incremental Financing (TIF) district to provide financing for the project's public infrastructure. Blighted structures were removed and preliminary entitlements secured.
