Assessed the buildings operating, mechanical, control, and comfort conditions and created a list of capital projects. Presented findings to owners and gained the approval to start the building transformation. Obtained the building LEED certification. Selected Accomplishments: Administered the power consumption cost for Pennzoil Place completing a savings of over $10,000,000 in electrical cost from 2009 to 2017. Served as the Project Manager for the installation of a state of the art Fiber Optic Backbone Communication System throughout the building that handles all BAS, voice, data, ERS (Demand Response), utility metering, CCTV, physical access control, and other vital building systems. Created a new source of revenue for the building and is highlighted in a CISCO marketing video. Managed the installation of an Electrical Demand Response Program that has significantly lowered demand charges and created additional revenue for the building.  Transformed an old $2M Sq./Ft commercial property into a high-performing technology hub with amenities for tenant comfort into a more competitive building.  Managed the Capital Investment of over $16,000,000 and replaced the building control systems, major mechanical systems, and installed utility data recording systems.  Built one of the most energy efficient in the nation and achieved a LEED Gold Certification. The building is now nationally recognized as one of the most technologically advanced buildings in the nation despite it over 40 year design.

Introduced and maintained the company standards to our new Latin American offices.Selected Accomplishments: Designed and developed 11 new residential and retail projects worth over $2M USD with Hines.  Initiated the start-up of Hines entry into Panama with a Property Management assignment for a 1.3 million square foot multi-building office complex and an additional 380,000 square foot, 21 story office building. Assisted in the development, design, start-up, and operation of Parque Industrial Tecnológico a 25-acre industrial park in Guadalajara, Mexico.  Contributed towards the development, design, start-up, and operation of Parque Industrial Tecnológico II a 50-acre industrial park in Guadalajara, Mexico.  Performed oversight of the Project Management activities in the development, design, start-up, and operation of Parque Industrial Querétaro a 750-acre industrial park in Querétaro, Mexico. Oversaw Project Management for design and start-up and operation of Residencial del Bosque (high- end condominiums) and the Coca-Cola office building a 1.4 million square foot mixed-used development in Mexico City.
