Reviewed proformas and budgets on the development of shopping centers. Developed and implemented three-year strategy plans within a regional territory. Developed sales projections, market analysis using Geographic Information Systems (GIS), and cannibalization projections to recommend target optimal new, relocation, and redevelopment store opportunities to be presented to the Real Estate Committee (REC). Negotiated and executed all liquor store leases, zoning applications, and liquor licenses within a regional territory. Analyzed and reported on projected store sales versus actual sales. Coordinated closely with construction teams, design teams, and architectural teams up through store openings.

Managed over 100 shopping centers where Publix Super Markets Inc. was a tenant in a regional territory. Resolved all issues related to the interpretation and compliance with lease provisions while working closely with our Facilities, Construction, and Legal teams. Negotiated large capital improvements such as roof replacements, parking lot resurfaces, and pylon sign improvements with landlords. Reviewed and executed lease amendments regarding site plan changes. Reviewed and executed all Common Area Maintenance (CAM) reconciliations, tenant waivers, and insurance reconciliations. Conducted remodel assessments while working closely with construction and facility teams.

Performed monthly, quarterly, and yearly account balancing for all rent related expenses. Reconciled and performed analysis on store sales to execute percentage rent payments. Ensured accurate and timely payment of all Common Area Maintenance (CAM), Tenant Improvement Allowance (TIA), and Property Insurance.
