As Project Head responsible for company's PAN INDIA real estate requirements and developments.Mentoring a team of around 15 people consisting of Engineers and people from HSE & administrative and accounts background. Finalising design briefs, reviewing and auditing of building designs with consultants, project budgeting and costing, project procurement, appointment and monitoring of various consultants and contractors.Deploying and monitoring of HSE (Health Safety & environment) plan, sourcing and procurement of building materials and execution of project on fast track basis.Periodic Management Reviews with LOCAL and GLOBAL teams. Fully aware about various TAX heaven schemes for IT/ITES and Hardware sector. Successfully completed many real estate projects in domestic/STP/SEZ/EHTP domain.Highlights:Successful implementation of Global Standard HSE plan in Indian Construction scenario.Comprehensive Procurement strategy taking in to account Project Scope and deliverables and Project Integration using Multi vendor approach resulted more than 22% reduction in Project Costs. Mentoring a team of around 25 people consisting of Engineers.Finalising the design briefs, reviewing and auditing building designs with consultants.Development and implementation of ECO FRIENDLY constructions for Hotel Projects right from Civil construction to finishes including Hotel services.Co-ordinating with financial institutions and funding agencies like US-AID.Fully aware and exposed to various tax incentive schemes such as EPCG, and other hospitality insensitive schemes and was responsible to execute project taking in to account the benefit of such schemes.Highlights:Developed and successfully implemented a 200 room Hotel project through pure labour contracts having multiple agency with client supplied materials thereby achieving cost savings of more than 19% of Baseline Costs.Modification in basement design suggested due to site specific condition resulted in cost savings over 200 lacs and time savings of 4 months.In a Heritage Hotel project implemented a comprehensive conservation scheme of OLD FORT CONSERVATION with help of design consultants gave the OLD FORT it's original grandeur. The strategy revolved around getting job executed in difficult hilly terrain with help of traditional age old construction methodologies and old artisans. Projects Undertaken:Managing project of four star hotel at Mumbai (Job completed, value Rs. 80 Cr), Heritage hotel at Pune (Job completed, Value Rs. 50 Crore) as Project Head on ECOTEL standards along with ongoing renovation program in excess of 20 cr.

Leading a team for 60 rooms Boutique Hotel at Jaipur and subsequently worked as Facility Manager co-ordinating execution of Five Star Beach Resort project at Goa.Co-ordinating between local and international design consultants, drawing auditing and co-ordinating with construction team located at site.Development of Local materials & sourcing of the same for Interior jobs.Procurement Management involving finalisation of contractors and suppliers, contract administration including authorisation of payment certifications.Responsible for development of Project Budget and monitoring of Project Cash FlowsHighlights:Undertaken value engineering to optimise structure cost and resulted in savings of more than 15% of costs by influencing building design and structural system.
