As the primary property administrator, I am responsible for discharging all policies andprocedures formulated by the Company for the proper operation of the property. I am fully responsible for understanding all company policies and procedures and implementing suchon the property. I am directly responsible for the prompt collection of all rents and other resident charges due to the property. This collection responsibility includes direct personal contact with residents, as necessary, before any legal action is taken. Daily bank deposits are made by myself.My duties includes being responsible for attracting, screening and selecting prospective residents for vacant apartment homes in accordance with federal, state, governing program laws and regulations and with the Management Resident selection criteria. Along with my position as community manager, this responsibility includes the proper upkeep of the property waiting list so as to minimize vacancy loss and all leasing activities of the property.As Community Manager I'm directly responsible for the Resident Services Program and its efficient operation. I ensure that Resident Services are properly scheduled, performed with good workmanship and completed in a timely manner. I assist in the preparation of the annual operating budget and will operate the propertyto the very best of my ability within the approved budget. I seek written approval from the Regional Manager before exceeding the property’s individual budget line items. I understand that the property budget is prepared to allow achievement of specific company financial goals.I have the overall responsibility of hiring and training new site employees. I will, to the very best of their ability, see that each new employee is trained in a thorough,consistent manner in accordance with the company policies and procedures and training program.

A field extension of “Corporate” and responsible for the overall operations and maintenance of assigned properties; responsible for the Community Manager; including hiring, training, supervision and termination. The Area Manager reports directly to the Regional Manager for the overall operation of assigned properties.

As current Property Manager for Briarwood Apartments, I am responsible for the overall operation and success of the property asset. Day-to-day responsibilties include financial objectives as collecting rent, paying bills, and forecasting requirements to prepare an annual budget, scheduling expenditures, analyzing variances and initiating corrective actions. I am responsible for creating a marketing plan, attract residents by advertising vacants through websites, word of mouth, and social media by explaining the advantages of location and service. I maintain the property in a decent and sanitary way by solving resident complaints, enforcing rules of occupancy, inspect units and complete repairs, plan renovations, supervising 2 team members that assist me with day-to-day operations. I am also responsible for preparing reports as needed by collecting, analyzing and summarizing data. I participate in professional organizations and partake in educational opportunities to increase job knowledge.

My duties also included creating delayed or pilfered baggage files when necessary.As a Kana Subject Matter Expert for Delta Air Lines Inc., I have developed Corporate Communications and consumer-related writing experience. This includes responding to time sensitive Social Media, Joint Venture Specialty emails and various communications regarding baggage service failures.
