General Manager: Full asset responsibility including but not limited to; NOI of two tower 400,000 sq/ft office building on 22 acre site, budget, planning, construction, maintenance, tenant relations, security and other facilities related functions. Managerial oversight of the property staff (internal and external), coordinate and manage construction build-out and renovation projects, liaison between our tenants and property management team as lease negotiations are conducted, routine inspections of grounds, facilities, and equipment to determine necessity of repairs or maintenance as well as to ensure that any requirements are completed according to schedule. Manage and oversee any equipment installation and maintenance, landscaping, snow removal and improvement initiatives required throughout the facility and the negotiations of such vendor contracts.

Broadway Mall

GENERAL MANAGER: . Responsibilities:FINANCIAL ADMINISTRATION – Developed a business plan and budget for the property including a space-by-space evaluation of all tenant spaces and a merchandising mix analysis of the entire center. The budget was presented to both the ownership and managing company, approved then inputted into both the managing agents system and the ownership system.PROFIT AND LOSS – Reported the center’s P&L to the owners on monthly basis. This was a line-by-line analysis of the budget meeting were held monthly to adjust and reforecast the profit stream.FACILITIES MANAGEMENT - Included supervision of company employees and oversight of housekeeping, mechanical maintenance, security, and office administration functions. Developed and prepared bid specifications through negotiation of housekeeping, maintenance, security, landscaping, roof maintenance, parking area maintenance, snow removal, plumbing and drainage issues, environmental abatement and capital projects. LEASING – Involved in the merchandising plan of the center and leasing to local and regional tenants LEASE ADMINISTRATION - my office handled all matters pertaining to the lease. This includes regular correspondence to tenants about the lease and general store operations. SPECIALTY LEASING MANAGEMENT – The specialty-leasing program was the General Manager’s responsibility with a specialty-leasing manager reporting to me. Presently we will produce in excess of $1,000,000 a 20% increase over budget since I took control of the direction of the program.MARKETING AND TENANT RELATIONS - Supervised and assisted the Marketing Director in administration and integration of sales and traffic generating programs.

South Shore Mall

GENERAL MANAGER 1,150,000 SF GLA: Enclosed; 20 houses,3 out buildings Responsibilities:FINANCIAL ADMINISTRATION – Develop, plan and ensure control of annual budget inclusive of monthly variance reporting and profit and loss analysis.PROFIT AND LOSS – Report on monthly basis the P&L of the center. This also includes a detailed analysis of actual expense and income followed by the detailed forecasting of the NOI for the year. I exceeded the NOI by 8.9%.FACILITIES MANAGEMENT - Includes supervision of 33 on-site contract and company employees performing housekeeping, mechanical maintenance, security, and office administration functions. Develop and prepare bid specifications through negotiation for housekeeping, maintenance, security, landscaping, and roof maintenance, parking area maintenance, snow removal, plumbing and drainage issues, environmental abatement and capital projects.LEASING – Work with leasing agents to ensure that the process of “lead” to “tenant” happens as quickly as possible. In order to facilitate the process the leasing agent and I work “hand in glove” from initial cold call to opening. LEASE ADMINISTRATION - Enforcement of retail lease clauses from design and construction issues through lease termination/surrender of space. Includes receivable collections (at year end the we had less than 1% outstanding receivable), litigation matters, and all aspects of lease compliance. SPECIALTY LEASING MANAGEMENT – Supervise and assist Specialty Leasing Representative with $1.6 million program. MARKETING AND TENANT RELATIONS - Supervise Marketing Director in administration and integration of sales and traffic generating programs DEVELOPMENT – During my tenure at South Shore the center was expanded from 850,000 SF to 1,150,000 SF adding two anchors, a food court, 45 additional stores, new floor, new ceiling, new roof and an upgrade of the entire parking lot.

Full responsibility for the day to day operation of this 1.3 million square foot regional shopping center including the central plant and daily reporting to ownership and General Growth
