I was responsible for developing the copy and sales pitch for the marketing. Our primary clients were multi-family and commercial construction companies.3) The company was sold to Feazel (Columbus, OH.) in Feb. 2020.

1) Sourced, hired, and managed capital expenditure projects on assets that were part of the organizations 1st Real Estate Investment Fund. The assets included Fieldstone at Glen's Crossing (Cincinnati), Champion Farms (Louisville), Whetstone Flats (Nashville), The Reserve at William's Glen and Providence at Old Meridian (Indianapolis). With a total budgeted capital spend of over 3.4 million. Fund investors included Blackstone, Goldman Sachs, among others.2) Managed smaller cap-ex project at non-fund assets in southern Tennessee, central Iowa, and northern Ohio.3) Assisted the finance and operation teams in assembling Cap-Ex budgets for acquisitions.

The Ardizzone Group is a property management company that operates 6 multi-family and 1 commercial property in the Indianapolis metropolitan area. Ardizzone Enterprises is a construction company that specializes in large-scale roofing, window, and redevelopment projects within the multi-family industry.My duties included:1) Organizing the 5-yr and annual capital spending plans along with preparing quarterly capital spending reports.2) Examining monthly, quarterly, and annual financial statements to identify opportunities and risks with the revenue and expenses trends. Constructing and executing plans to exploit opportunities and mitigate risks. 3) Coordinating and supervising the capital projects team to ensure the efficient execution of redevelopment projects across multiple properties (see Projects Section below for additional info.)4) Underwriting current multi-family assets considered for refinance along with any being evaluated for acquisition.5) Preparing ad hoc statistical analysis (i.e. isolating demand patterns, setting market rates, forecasting expenses) that support various areas of operations.

For example, evaluating recent pricing, traffic, and sales data to develop consumer preference and price sensitivity profiles.4) Auditing and tracking internal transfers and payments to equity partners.5) Conducting various level of sales sensitivity analysis in order to forecast cash usage and accumulation rates.

Worked with food and agricultural products producers to help them develop strategies for initiating or expanding export operations. The process involved consulting with companies in a variety of areas such identifying the best markets for specific products, researching foreign consumer trends and behaviors, and aiding the companies in navigating free trade agreements and tariff rate systems.
