    During my tenure at Countryside, I worked as a Development Manager on their St Luke's Park project in Runwell and Wolsey Park in Rayleigh. The role focused on ensuring the delivery of the annual forecast in accordance with company processes, procedures and control documentation. The main principles and tasks within the job role included:• Financial and board reporting on monthly cash flow and development appraisals, providing commentary on updates to the annual forecast, including budgets, sales values, construction estimates and overall development programmes and delivery.• Liaise with third parties and stakeholders on legal, planning, and social matters, and any other high-level elements of the development that fall outside of the construction and commercial procedures.• Co-ordinate, collate and present board approval packs for Executive Committee Approval.• Select, appoint and manage external consultants list as required to provide and undertake services to the company and monitor budgets through appointment.St Luke’s Park, Runwell - I was involved with the planning implementation of these phases, the start on site of phase 4, liaising with the stakeholders such as the NHS, Homes England, housing associations and estate management company on their respective project elements, the sale of retail units within the scheme as well as delivery of the surrounding space, and ensuring overall financial viability of the development was maintained. Wolsey Park, Rayleigh – I joined Countryside prior to the start on site of Rayleigh and was involved in the commencement and establishment of the site startup. Alongside my general responsibilities for the project, my work on this scheme included securing a housing association for the first phase, planning a strategic to housebuilding handover for later phases, project strategies such as soils management planning. I coordinated the submission for the phase 2 reserved matters application which consists of 76 units.
